Senior Mortgage Compliance Specialist
Location: Charlotte, NC- In Office

Position Summary
This role involves assisting with implementing and monitoring compliance controls and serving as a day-to-day resource to the origination, processing, underwriting, and servicing teams. The ideal candidate will have a strong, practical working understanding of the residential mortgage lending and servicing lifecycle and associated regulatory requirements, preferably gained from in-house experience at a loan originator or servicer or similar financial institution. This role does not require a license to practice law; however, candidates with a legal or compliance background or professional experience in a related legal or compliance field are encouraged to apply.
Key Responsibilities
- Regulatory Monitoring & Analysis: Assist in monitoring, interpreting, and communicating changes to federal and state laws and regulations impacting residential mortgage origination and servicing, including but not limited to the Truth in Lending Act (TILA), Real Estate Settlement Procedures Act (RESPA), the TILA-RESPA Integrated Disclosure (TRID) Rule, Home Mortgage Disclosure Act (HMDA), Equal Credit Opportunity Act (ECOA), the SAFE Act, and fair lending laws.
- Policy and Procedure Development: Assist in developing and maintaining robust compliance policies, procedures, and internal controls to ensure adherence to regulatory requirements while improving overall compliance efficiency.
- AML/BSA: Assist with monitoring and administering aspects of the BSA/AML program and suspicious activity reporting, as assigned.
- Agency Approvals: Support the Senior Compliance Counsel and business teams in maintaining the company’s FNMA, FHLMC, and GNMA approvals by ensuring all licensing, eligibility requirements, operational standards, and ongoing compliance obligations are continuously met and documented in accordance with agency guidelines.
- MLO Compliance: Assist with MLO licensing activities, including tracking pre-licensing education and continuing education requirements.
- NMLS Administration: Support NMLS administration, including maintaining records, coordinating filings, and assisting with updates, as needed.
- Compliance Reviews & Auditing: Assist with compliance testing, audits, and quality assurance reviews of loan files and processes from application to closing (and, as assigned, servicing activities) to identify potential violations or discrepancies.
- Borrower Complaints: Assist with intake, review, and tracking of borrower complaints and monitor external review sources (e.g., BBB, CFPB, etc.), escalating trends and material issues.
- Documents Templates: Assist in reviewing document templates (including disclosures and other loan-related documents) to support compliance with applicable federal and state laws and regulations, and coordinate updates with internal stakeholders.
- Servicing Compliance Support: Support compliance activities related to mortgage servicing (e.g., servicing transfers, error resolution and information requests, escrow administration, payment processing, loss mitigation, and borrower communications), including issue identification, tracking, and escalation.
- Originations Compliance Support: Provide timely day-to-day compliance guidance and support to loan officers, processors, and underwriters, translating complex legal requirements into actionable business processes.
- Training: Assist in the design and delivery of targeted compliance training programs to staff to ensure a consistent understanding and application of regulatory requirements and foster a strong culture of compliance.
- Issue Investigation & Remediation: Assist with investigating and documenting identified compliance issues and remediation efforts and coordinate corrective actions with stakeholders under the direction of the Senior Compliance Counsel.
- Regulatory Examinations: Assist with internal and external audits and regulatory examinations, including coordinating responses to inquiries and requests and maintaining supporting documentation.
- Product Development: Participate in projects to develop and implement new mortgage products, services, or processes to provide relevant input to ensure regulatory compliance.
Required Qualifications
Experience:
- Minimum of 3+ years of direct experience in mortgage compliance or origination operations within the residential lending industry.
- Experience with loan origination systems (e.g., Encompass, Ellie Mae) and compliance monitoring tools is highly desired.
Knowledge:
- Deep understanding of the full residential mortgage loan origination and servicing lifecycle.
- In-depth, working knowledge of relevant federal and state mortgage regulations (TILA, RESPA, TRID, HMDA, ECOA, SAFE Act, ATR/QM rules, etc.).
- Experience with and knowledge of Fannie Mae, Freddie Mac, FHA, VA, and USDA guidelines.
Skills:
- Exceptional analytical and problem-solving abilities, with meticulous attention to detail.
- Strong written and verbal communication skills, with the ability to explain complex information clearly to diverse audiences.
- Excellent organizational and time management skills, capable of managing multiple priorities and meeting deadlines.
Preferred Qualifications
- Previous in-house experience working directly for a residential mortgage loan originator or servicer, or similar financial institution, is strongly preferred, as requested.
- A legal or compliance background, preferably in the mortgage industry.
- Relevant compliance certifications, such as a Certified Regulatory Compliance Manager (CRCM) or similar accreditation, a plus.
- Experience with and knowledge of AML/BSA program requirements a plus.
