About the role
**Deputy General Manager - Projects** Real Estate Pune Sites, Pune, Maharashtra, India 18 years - 22 years KEY RESPONSIBILITIES -Study of Contract/Agreement: -Review the tender documents, drawings, general conditions and special conditions. -Study pre-bid queries and resolutions. -Study Contract/PO/Agreement terms and conditions and highlight critical ones. -Understand various milestones of the contract, its requirement and implications. -Identify any unique or challenging part of the project to be focused on. -Identification of commercially profitable or challenging items and its strategic plan for execution. -Apprise the execution team of the important provisions and focus areas. -Assigning execution team: -Assist GM in identifying/selecting specific staff for placement at various levels in consultation with HR. -Select the optimum team and decide phase wise posting in line with work requirement. -Coordinate with other functions, if required, to identify and place corresponding employees. (Store, accounts, Purchase, safety, P&M, HR, Planning, Budgeting) -Mobilization: -Finalize the infrastructure requirement depending on the size and time span of the project and guide the mobilization team to execute the same in a time bound manner. -Finalize the staff quarters and transportation requirement and accordingly guide Mobilization and HR team to take action. -Decide optimum Plant and Machinery requirement depending on scope of the project and identify the same from available resources or to be hired and guide P&M team to take action. -Check & coordinate with HR team to initiate action, in line with contractual documents, to initiate Legal & Statutory compliance like labour license, workmen compensation policy, CAR policy, environmental clearance etc. -Create a daily progress reporting system and ensure the mobilization in a time bound manner. -Support and guide project managers in managing local interference for smooth execution of the project. -Budgeting, Planning & Monitoring: -Review preparation of Overall Planning including availability of GFC drawings of the project in line with contractual requirement and get the same approved from Client. -Monitor and review budget preparation with budget team, discuss the challenges with internal stake holders and get the budget approved from competent authority. -Get the manpower planning done for the project cycle and finalize manpower requirement for different skills in different phases of the project. Discuss with resource manager for timely mobilization. -Finalize format of Daily Progress Report and ensure submission of the same to client and all stake holders highlighting critical points and any delays if any. -Ensure availability and understanding of (WMS) work method statement with the execution team and get mock up approved from the client / PMC wherever required. -Guide the team assigned to the work on technicalities involved in the work, workmanship and Quality requirements and how to achieve the same without creating a re-work situation. -Seek appropriate time extension with commercial settlement whenever applicable during the course of execution of the project. -Put liquidation plan in action under special circumstances to tide over the setbacks and create a tracker for such processes. -Identification of high value items and segregating commercially profitable and non-profitable items. -Closely monitor the execution of commercially profitable items with respective stakeholders. -Explore the possibility in advance to convert non profitable items into commercially viable items. -Attend periodic review meetings at Project site and conference calls with Client and/or PMC as fixed. -Attend periodic review meeting at HO for progress and commercial monitoring of the project.(BMR) 1.Sub-Contractor Management : -Identify the number of third party sub contracts to be awarded and coordinate floating of enquiry to qualified agencies, actively associate in technical and commercial discussion with the agencies along with Budget and Purchase teams and finalize the orders. Ensure PO terms and conditions to match with the client’s contract. -Monitor the identification and timely submission of purchase requests of Bought-out material. Actively participate in negotiation and finalization of PO and monitor timely supply of the same to site. -Monitor labour supply contractors for adequate manpower supply in line with the productivity requirements and ensure that weekly allowances to workers and bills are processed. -Monitor third party works for timely supply and release of fronts in line with project schedule. -Ensure timely payment and closing of PO’s of third parity works. -Monitor proper storage, preservation and use of bought-out materials. 2.Contract / Agreement/ PO management: -Monitor timely submission of RA bills and keep track of regular payments by Client. Escalate in case delayed. -Ensure submission of Rate Analysis for any Non Tender item required to be executed as per approved drawings. Make sure the rate is approved prior to execution of the work and amendment issued. -In case any work beyond contract scope is ordered, take prompt action for any commercial implication and amendment of the contract with the prior approval from HO. -Keep up to date correspondence of all the reasons attributable to client for delay in the work and submit the same when required for Extension of Time & realizing overrun charges. 3.Special jobs and innovative approach: -Have focus on special jobs requiring specialized agencies and equipment. Get the team aligned on the common understanding for these structures and promote innovative approach in the interest of organization. -Promote new methodologies for improving productivity and cost optimization wherever possible. Encourage team members to come up with such ideas and put to use after brainstorming. -Induce client by underlining time and quality advantage for use of pre-cast and pre-fabricated products by suggesting alternate items in BOQ so as to improve timelines and workmenship. 4.Team Building: -Align team with common goal and inculcate spirit of team work. -Use work in hand to impart technical and practical knowledge to improve productivity and quality. -Have regular interactions with the team members and identify area for training to improve their performance. -Encourage team members to plan daily / weekly works in their assigned area, in line with project requirement and monitor the same to ensure adherence to the schedule. -Instill a Reward & Recognition culture at site to encourage teamwork.
