Essential Job Duties and Responsibilities:
The Senior Property Manager provides daily oversight of a residential portfolio, ensuring that all assigned building assets are maintained to the highest standards. This role combines strategic leadership, operational excellence, and hands-on management to safeguard the financial health and physical condition of the properties while fostering a high-quality living experience for shareholders.
Portfolio Oversight:
- Oversee daily operations and management of:
- 5 buildings & townhome cluster(s) ranging from 2,100 – 2,300 apartments.
- Property staff including Junior Property Manager, Building Supervisor, Assistant Building Supervisor, Administrative Assistant, Call Center Representatives, Building Porters, Utility Person (Ratio 1:250 apartments), and painters.
- Ensure the financial health and physical integrity of all properties within the assigned portfolio.
- Oversee maintenance, capital projects, and long-term planning to protect and enhance building assets.
- Maintain full regulatory adherence across all sites, including housing quality standards, safety codes, and legal guidelines.
- Conduct joint inspections with municipal agencies, including HUD (NSPIRE), FDNY, Department of Health, and Department of Buildings.
- Foster a collaborative and high-performing team culture through coaching, mentoring, and professional development.
- Partner with the Director of Property Management to develop and execute strategic asset management plans.
- Lead financial forecasting, budgeting, and long-term capital assessments to support organizational objectives.
- Work closely with Skilled Trades, Exterminations, Finance, Procurement, Compliance, and Grounds teams to ensure seamless day-to-day operations.
- Resolve escalated resident and property issues with professionalism, urgency, and a resident-centered approach.
- Monitor and report on property performance metrics, including budgets, operational efficiency, and resident satisfaction, ensuring alignment with organizational goals.
- Perform other duties and responsibilities as assigned.
Educational Requirements:
- Bachelor’s degree in business administration, Real Estate, Property Management, or a related field required.
- Master’s degree (MBA or related or relevant certifications (e.g., CPM, CCIM, NYS Real Estate Broker License), a plus
- Professional certifications such as Certified Property Manager (CPM), Residential Management Professional (RMP), RAM Certification or equivalent are a plus.
Work Experience and Minimum Requirements:
- Minimum of 5-7 years in property leadership overseeing cross-functional teams and large-scale operations.
- Minimum of 10 years’ Property Management and Residential experience.
- Strong analytical and decision-making skills, with a history of effectively resolving complex property management, operational, and resident-related issues.
- Communication and Collaboration: Exceptional written and verbal communication skills, with a proven ability to collaborate with internal departments, external partners, and regulatory agencies.
- Proven track record of successfully negotiating contracts or leases, in a timely manner
- Proven track record of strategic planning for large-scale, multifunctional operations
- Working knowledge of NYC Building codes and regulations.
Testing:
- Drug screening, as permitted by, and consistent with, applicable law.
Physical Requirements:
- Persons performing service in this position classification may routinely exert up to 20 pounds of force to lift, carry, push, pull, or otherwise move objects.
- This type of work will involve regular walking or standing for extended periods of time. It may involve stooping or bending.
