The Hotel Revenue Manager is responsible for pricing, forecasting, and distribution execution for a portfolio of US-based hotels. This role owns day-to-day revenue actions across OTAs, brand channels, and direct booking channels to improve Occupancy, ADR, RevPAR, and (where applicable) GOP outcomes.
Key Responsibilities
Pricing & Yield Management
- Execute dynamic pricing strategies by day-of-week, seasonality, special events, and demand signals.
- Manage rate plans, restrictions, and inventory controls (MLOS, CTA/CTD, stop-sell, room-type yields).
- Maintain rate integrity and minimize parity issues and rate leakage across channels.
Forecasting & Demand Planning
- Maintain rolling forecasts (daily/weekly/monthly) for occupancy, ADR, RevPAR, and total room revenue.
- Track pace, pickup, and booking window trends; identify gaps early and recommend corrective actions.
Distribution & Channel Optimization
- Optimize performance across key channels (Expedia, Booking.com, Agoda, Priceline, etc.).
- Manage availability and rate accuracy across PMS, channel manager, and OTA extranets; resolve mapping or sync issues.
- Coordinate promos/packages with marketing/operations while protecting price positioning and profitability.
Competitive & Market Intelligence
- Maintain comp set and monitor competitor rates, restrictions, and market positioning.
- Track local events, compression nights, and market shifts; adjust strategy quickly and document rationale.
Reporting & Stakeholder Communication
- Produce clear daily and weekly reporting (pickup, pace, rate changes, exceptions, and next actions).
- Participate in revenue calls and communicate recommendations with concise data-backed logic.
Process Discipline & Continuous Improvement
- Follow internal SOPs for rate pushes, audits, calendar planning, and reporting.
- Identify recurring issues and recommend process improvements (templates, automation, dashboards, QA checks).
Tools & Systems (Experience Preferred)
- OTA Extranets: Expedia Partner Central, Booking.com, Agoda, Priceline, etc.
- Channel Managers: SiteMinder, RateGain, STAAH, Cloudbeds, TravelClick/SynXis, or equivalent.
- Property Management Systems (PMS): Opera/Opera Cloud, Cloudbeds, RoomKey, Maestro, eZee, or equivalent.
- Revenue/Market Intelligence (nice-to-have): Duetto, IDeaS, STR, Lighthouse, or equivalent.
- Analytics: Advanced Excel/Google Sheets (pivots, lookups, structured reporting).
Requirements
- Strong understanding of core revenue metrics: Occupancy, ADR, RevPAR, RevPAR Index, Pickup/Pace.
- Strong analytical skills and comfort working with data and daily operational cadence.
- Clear English communication (written and verbal) suitable for US-based stakeholders.
- Ability to manage multiple properties/tasks and execute independently with high ownership.
- Willingness to work US-aligned schedules as assigned.
Preferred Qualifications
- 3+ years of hotel revenue management, distribution, reservations analytics, or similar experience (preferred).
- Experience managing US-based hotels or similar market dynamics.
- Portfolio revenue experience (multi-property) and strong channel/distribution troubleshooting ability.
- Experience performing audits (parity, mapping, content health, cancellation/booking trends).
Success Metrics
- Improvement in RevPAR and ADR versus baseline and against the comp set where applicable.
- Forecast accuracy and timely identification of demand gaps with corrective action plans.
- Reduction in rate/availability errors and improved parity compliance.
- Consistent delivery of reporting and action notes on schedule with strong clarity.
- Improved channel mix and OTA conversion outcomes (as measured by property/channel performance).
