About the Role
Aaji Care is expanding its Assisted Living Centres and is looking for a dynamic Property Sourcing Executive to identify and source suitable properties for new centres. The role involves extensive market research, broker networking, and property lead generation to support our expansion strategy.
Key ResponsibilitiesMarket Research & Property Identification
- Conduct micro-market surveys in the assigned city.
- Identify suitable standalone buildings (G+4 to G+7 preferred).
- Track upcoming developments and Built-to-Suit (BTS) opportunities.
- Map premium residential areas, healthcare clusters, and accessibility factors.
- Monitor local rental trends and competitor properties.
Property Lead Generation
- Build and maintain a strong network of property brokers and agents.
- Conduct regular meetings with brokers and developers.
- Source property options through:
- Brokers and property consultants
- Direct meetings with property owners
- Developers
- Market visits and surveys
- Generate a consistent pipeline of property leads.
Property Screening & Evaluation
- Collect and verify key property details such as:
- Carpet and built-up area
- Floor layout
- Lift capacity
- Parking availability
- Rental expectations
- Conduct initial feasibility checks including:
- Accessibility for senior residents
- Washroom conversion possibilities
- Fire and safety compliance feasibility
Commercial Coordination
- Gather market rental benchmarks.
- Conduct initial negotiations with property owners.
- Understand owner flexibility on:
- Lease tenure
- Lock-in period
- Rental escalation
- Rent-free fit-out period
Documentation & Reporting
- Maintain an updated property database and lead tracker.
- Submit weekly sourcing pipeline reports.
- Prepare property summary reports for management review.
- Maintain broker database and relationship records.
Candidate RequirementsExperience
- 2–5 years experience in real estate sourcing, brokerage, or property advisory
- Experience in commercial leasing or property acquisition preferred
Education
- Graduate (MBA or Real Estate background preferred but not mandatory)
Key Skills
- Strong local real estate market knowledge
- Excellent negotiation and relationship-building skills
- Strong communication and follow-up ability
- Field-oriented and proactive approach
- Basic understanding of rent benchmarking and area calculations
