About the role
TEJ Holdings is a Madison, Wisconsin–based real estate development and outdoor advertising company. We develop build-to-suit, net-leased retail pad sites for national restaurant brands across the U.S. Midwest, and we develop billboard sites for major outdoor advertising operators.
We're looking for a Real Estate Investment Analyst to be the analytical engine behind a lean, fast-moving development shop. You'll run the numbers on every deal, research the sites and markets we target, and help move opportunities from first look to signed lease — working directly with the founder.
What success looks like: Within your first few months, you'll own the underwriting and research that lets us evaluate more sites, faster, and with greater confidence. The pipeline is well-organized, every opportunity is backed by a clean financial model and market analysis, and go/no-go decisions happen quickly because you've done the groundwork. This is a high-visibility role with room to grow as the company grows.
Responsibilities
- Build and maintain financial models — pro formas, cap rate and return analyses, and sensitivity scenarios — for build-to-suit retail and billboard development deals.
- Research target markets and individual sites, including demographics, traffic counts, zoning, competition, and co-tenancy, to assess suitability for quick-service restaurant pad sites and billboard locations.
- Prepare site summaries, deal comparisons, and offering materials that help prioritize the pipeline.
- Support outreach to brokers and restaurant/retail tenants by maintaining contact trackers, drafting follow-ups, and keeping records current and accurate.
- Assist with letters of intent, lease abstracts, and entitlement research, organizing key terms, contingencies, and deadlines.
- Track deal status across the pipeline and proactively flag next steps, risks, and time-sensitive items.
- Compile regulatory, zoning, and signage research for development sites (e.g., permitted uses, setbacks, and outdoor advertising rules).
Qualifications
Required
- 0–3 years of experience in real estate, finance, investment analysis, consulting, or a related analytical field.
- Strong financial modeling and spreadsheet skills (Excel or Google Sheets), including comfort building pro formas and calculating investment returns.
- Excellent written and verbal English communication skills.
- Strong attention to detail and the ability to organize and track many moving pieces independently.
- Self-motivated and dependable in a fully remote role, with meaningful daily overlap with U.S. Central Time working hours.
- Bachelor's degree in finance, business, economics, real estate, engineering, or a related field — or equivalent practical experience.
Preferred (nice to have)
- Familiarity with U.S. commercial real estate, net-lease, or retail development concepts.
- Experience with market research tools, CRM or tracker systems, or basic data analysis.
- Genuine interest in real estate development and a desire to grow with a small, fast-moving company.
Details
- Schedule: Full-time, with daily overlap with U.S. Central Time.
- Compensation: ₹[35,000–40,000] per month, based on experience.
- Growth: Direct mentorship from the founder and increasing ownership as you demonstrate results.
