Job Description
Designation: Business Development - Real Estate (West India)
Reports to: National Head, Real Estate

Key Responsibilities
1. Strategic Planning & Expansion
- Drive regional real estate strategy aligned with business growth targets
- Identify high-potential catchments across metros, Tier 1, 2 & 3 cities
- Shortlist potential sites based on defined specifications, brand requirements, and business briefs
- Generate 5-6 strong site proposals weekly for leadership review
- Conduct detailed market research, competition mapping, and feasibility analysis
2. Site Selection, Acquisition, Leasing & Commercial Negotiation
- Lead end-to-end site identification and evaluation based on demographics, footfall, and ROI
- Conduct site visits, due diligence initiation, and commercial benchmarking
- Ensure alignment with brand standards (store size, frontage, visibility, accessibility)
- Drive rent negotiations and closures aligned with Operations' projected sales and store profitability
- Ensure timely agreement signing and handover readiness
3. Legal, Compliance & Documentation
- Initiate and track due diligence process for all finalized sites
- Ensure closure of LOIs, lease agreements, registrations, and documentation
- Validate property titles, approvals, and statutory compliance
- Ensure adherence to local/state regulations and internal governance policies
4. Project & Store Rollout Management
- Oversee end-to-end project execution from site acquisition to store launch
- Ensure ATL (Agreement to Lease) conditions are fulfilled and cleared before site possession
- Monitor store development, fit-outs, and execution timelines
- Drive project monitoring rigor to ensure on-time store openings
- Ensure smooth store opening with full readiness (infra, compliance, utilities)
5. Property, Portfolio & Financial Management
- Oversee performance and upkeep of the existing real estate portfolio
- Track and optimize key metrics: rental per sq. ft., capex, ROI, and payback
- Prepare and manage expansion budgets and cost controls
- Analyze store-wise financial performance and recommend improvements
- Ensure cost-effective execution of deals and projects
6. Post-Opening Support & Operations Alignment
- Ensure smooth transition from store launch to stable operations
- Support Operations teams for seamless running of stores across the region
- Actively engage with landlords (LL) to resolve operational challenges and critical issues
- Ensure timely completion of landlord commitments and pending works
- Drive quick resolution of infrastructure and property-related concerns impacting business
7. Stakeholder Management & Team Leadership
- Build strong relationships with landlords, brokers, developers, and mall managements
- Act as the face of the company in the regional real estate ecosystem
- Lead, mentor, and develop the regional real estate team
- Drive a high-performance, ownership-driven culture
8. MIS, Reporting & Governance
- Provide regular updates on pipeline status, deal closures, and store openings vs targets
- Track weekly proposal generation and conversion ratios
- Maintain dashboards and MIS for leadership decision-making
- Ensure governance, transparency, and process adherence across all deals
