Role Overview
Kayara Legal is hiring an Associate at the A2–A3 level for its Real Estate practice. This role is particularly suited for a lawyer with strong exposure to title due diligence, property document review and transaction support. Kannada language capability is mandatory, and hands-on experience in reviewing land and revenue records is essential.
The candidate will be expected to work extensively on title verification, title flow analysis, requisition preparation, due diligence reporting, transaction support and related documentation. The role will involve review of original property documents, revenue records, survey extracts, encumbrance-related records and interaction with local documentation and records where Kannada proficiency is necessary.
Key Responsibilities
• Conduct detailed title due diligence and title investigation for land and property assets.
• Review and analyse title deeds, revenue records, mutation entries, survey records, property cards, encumbrance certificates, municipal records and related title documents.
• Read, interpret and assess Kannada-language title and land records, including records issued by local and revenue authorities.
• Prepare title flow summaries, issue lists, requisitions, diligence notes and title reports.
• Identify title defects, gaps, inconsistencies, pending compliance items and transaction risks.
• Support drafting and review of transaction documents, including sale deeds, agreements to sell, conveyance documentation, leave and license agreements, lease agreements, powers of attorney, declarations and ancillary property documents.
• Assist in searches, regulatory review and coordination relating to registration, stamping and statutory compliance.
• Support senior lawyers on acquisitions, leasing, development transactions and documentation exercises.
• Coordinate with clients, local counsel, registration offices, revenue offices and other stakeholders where required.
• Maintain diligence trackers, document sets, title chronology and transaction closing checklists.
Mandatory Requirements
• Kannada reading and working proficiency is mandatory.
• Due diligence experience is mandatory.
• Strong comfort with title documents, revenue records and property documentation is mandatory.
Desired Experience and Skill Set
• Experience in real estate due diligence and transactional support.
• Ability to independently review title documents and prepare concise, accurate issue summaries.
• Familiarity with chain of title verification, encumbrance checks, mutation review, survey-related records and land use / conversion documentation.
• Strong drafting and analytical skills.
• Good organizational ability and attention to documentary detail.
• Ability to work on multiple matters with tight timelines.
• Practical understanding of registration and property documentation processes.
• Experience in real estate-focused law firms or transaction teams will be preferred.
Qualification
• LL.B. from a recognized university.
• Enrolment with the Bar Council of India.
• Relevant post-qualification experience at the A2–A3 level.
