Job Title: Property Manager – Villa Project
Location: North Goa
Reports to: Estate Manager / Property Owner
About the Role
We are seeking a hands-on, detail-oriented Property Supervisor to oversee the daily maintenance, upkeep, and guest-facing operations of a luxury villa project in Goa. The ideal candidate ensures our villas remain in pristine condition, all systems run smoothly, and both staff and guests experience exceptional service standards.
Key Responsibilities
1. Property Maintenance & Operations
- Supervise daily upkeep of all villas, common areas, and external grounds
- Monitor and schedule routine maintenance for electrical, plumbing, HVAC, and structural elements
- Oversee pool cleaning, water quality checks, and equipment servicing
- Manage sewage treatment plant (STP) and water treatment plant (WTP) operations, logs, and compliance
- Ensure timely garbage disposal and adherence to local waste management norms
2. Housekeeping & Staff Management
- Lead, train, and monitor housekeeping and maintenance staff; prepare duty rosters and track attendance
- Set quality standards for cleaning, linen management, and villa presentation; conduct daily inspections
- Coordinate with vendors for pest control, deep cleaning, landscaping, and AMC services
- Maintain inventory of housekeeping supplies, tools, and spare parts; raise requisitions as needed
3. Guest Relations & Support
- Act as first point of contact for in-house guests for any maintenance or service requests
- Ensure quick resolution of complaints/issues to maintain a 5-star guest experience
- Coordinate pre-arrival setup and post-departure checks for each villa
4. Administration & Reporting
- Maintain daily logs for maintenance, staff, STP/WTP readings, and incident reports
- Track utility consumption and report anomalies
- Ensure compliance with safety, fire, and local authority regulations
- Manage petty cash for urgent repairs and submit expense reports
Requirements
Experience: 5-6 years in property/facility management, preferably for villas, resorts, or high-end residential projects in Goa
Skills:
- Strong technical understanding of electrical, plumbing, STP/WTP, and pool systems
- Proven team leadership and vendor management ability
- Excellent guest handling and problem-solving skills
- Basic MS Excel/WhatsApp reporting; ability to maintain records digitally
- Knowledge of local compliance norms and AMC contracts
Other:
- Must be based in Goa with thorough local area knowledge
- Must own a two-wheeler with a valid license for site mobility
- Able to join immediately
- Willing to work 6 days/week, including weekends/holidays, as per villa occupancy
- Fluent in Hindi and English; Konkani/Marathi is a plus
