Job Title: Project Manager – Contracts & Planning
Location: Pune
Company: Della Townships
Working Days: 6 Days a Week
Role Overview
We are looking for a seasoned Project Manager – Contracts & Planning with strong experience in luxury real estate and township projects. The ideal candidate will be responsible for end-to-end contracts management, project planning, budgeting control, and coordination with consultants and contractors to ensure timely and cost-effective execution of high-end developments.
Key Responsibilities
Contracts Management
- Draft, review, negotiate, and finalize contracts with contractors, vendors, consultants, and service providers.
- Prepare BOQs, tender documents, rate analysis, and comparative statements.
- Monitor contract compliance, variations, claims, and dispute resolution.
- Evaluate contractor performance and ensure adherence to contractual obligations.
- Manage cost control, billing certification, and payment recommendations.
Project Planning & Scheduling
- Develop detailed project schedules (baseline and revised) using planning tools such as MS Project/Primavera.
- Monitor project milestones, critical path activities, and resource planning.
- Coordinate with site teams to track daily/weekly progress and mitigate delays.
- Prepare MIS reports, dashboards, and project progress presentations for management.
- Implement recovery plans in case of schedule slippages.
Cost & Budget Control
- Assist in project budgeting and cost estimation.
- Track project expenditure against approved budgets.
- Conduct variance analysis and recommend corrective measures.
- Ensure value engineering practices are incorporated without compromising quality.
Coordination & Compliance
- Coordinate with architects, consultants, MEP teams, and site execution teams.
- Ensure statutory compliance and documentation management.
- Support procurement planning aligned with project timelines.
- Maintain documentation related to contracts, amendments, and approvals.
Job Expectations
Candidate Profile:
- Strong experience in contracts administration, tendering, and planning functions.
- Proficiency in Primavera / MS Project and advanced Excel.
- Strong knowledge of construction methodologies, rate analysis, and budgeting.
- Experience in handling high-value projects with premium specifications.
- Excellent negotiation, analytical, and coordination skills.
Minimum Qualification
Bachelor’s Degree in Civil Engineering (PG in Construction Management preferred).
Minimum Job Experience
8–12+ years of experience in luxury residential / township projects.
