Role Overview
We are currently executing a large turnkey interior project in Bangalore and are looking for a highly execution-focused Project Manager who can take full ownership of site operations, vendor coordination, and project delivery.
This role is primarily site-driven, requiring strong hands-on management of subcontractors, site teams, and client coordination to ensure the project is delivered on time, within budget, and to the highest quality standards.
The selected candidate will work closely with BRENUR leadership, QS, procurement, and design teams to ensure smooth and disciplined project execution.
Key Responsibilities
1. Project Execution & Site Management
• Manage day-to-day execution of turnkey interior fit-out works
• Coordinate with designers, consultants, vendors, and site engineers
• Ensure project execution aligns with approved drawings, BOQ, and specifications
• Monitor site progress, quality standards, and safety compliance
• Proactively resolve site challenges and ensure timely project completion
2. Vendor & Subcontractor Management
• Manage multiple specialized vendors and subcontractors, including:
Carpentry / modular furniture, False ceiling, Painting & finishing, Flooring & tiles, , Electrical & HVAC, , Civil works,
• Build and maintain a strong local Bangalore vendor ecosystem
• Negotiate rates, timelines, and work packages
• Monitor vendor performance based on quality, delivery speed, and reliability
• Leverage existing local vendor and subcontractor relationships to mobilise resources quickly and ensure smooth project execution
• Identify and onboard reliable vendors who are comfortable working under structured commercial terms and credit cycles (typically 45–60 days)
3. Client Coordination
• Act as the primary execution interface with the client team on site
• Participate in weekly review meetings and progress discussions
• Ensure timely closure of client observations and punch list items
• Maintain professional communication and relationship with the client
4. Planning & Progress Monitoring
• Prepare and track weekly execution plans and site schedules
• Monitor project milestones and daily productivity
• Maintain daily progress reports and site documentation
• Coordinate with QS team for measurement, certification, and billing milestones
5. Cost & Material Coordination
• Coordinate with procurement team for timely material delivery
• Ensure proper material utilization and wastage control
• Monitor work quantities and subcontractor bills
• Support QS team in measurement verification and cost tracking
6. Team Supervision
• Supervise site engineers, supervisors, and subcontractor teams
• Maintain discipline, safety standards, and structured site operations
• Ensure smooth coordination between design, procurement, QS, and execution teams
Success Metrics for This Role
The selected candidate will be evaluated based on the following execution outcomes:

• Successful execution of the Bangalore project within defined timelines
• Maintaining smooth and uninterrupted site progress
Vendor Management
• Effective coordination with subcontractors and vendors
• Ensuring vendors deliver work as per quality standards and agreed timelines
Quality & Site Discipline
• Maintaining high finishing standards across all trades
• Ensuring site safety, discipline, and professional work culture
Client Satisfaction
• Smooth communication with the client team
• Quick closure of site observations and punch list items
Cost & Material Control
• Avoiding unnecessary wastage and rework
• Supporting QS team in maintaining project cost discipline
Candidate Profile
Experience
• 5–7 years of experience in interior fit-out
• Experience handling turnkey interior projects end-to-end
• Strong experience managing multiple subcontractors simultaneously
• Exposure to ₹2 Cr – ₹5 Cr interior fit-out projects preferred
• Candidates with an existing vendor and subcontractor network in the Bangalore interior fit-out market will be strongly preferred
• Ability to work with vendors under structured commercial terms and credit cycles
Education
Bachelor’s Degree in: Civil Engineering, Interior Design, Construction Management, Architecture or relevant field
Skills Required
• Strong site execution and vendor coordination skills
• Ability to manage multiple subcontractors simultaneously
• Good understanding of BOQ, drawings, and project planning
• Strong problem-solving and decision-making abilities
• Basic knowledge of Excel and project tracking tools
Other Requirements
• Personal vehicle with valid driving licence mandatory
• Willingness to work full-time on project site in Bangalore
• Languages: English & Hindi required
Compensation & Benefits
💰 CTC: ₹5 – ₹7 LPA (Negotiable based on experience)
