Position : Project Manager – Sr. CMC (Cost Management & Project Management Consultancy)
Department : Cost Management & Project Management Consultancy (CMC/PMC)
Reporting To : CMC Head / CMC Project Coordinator
Job Purpose
To lead and manage project execution activities on behalf of the Client/PMC, ensuring timely completion of projects within approved quality, safety, cost, and schedule parameters. The role involves coordinating contractors, consultants, site teams, and stakeholders while ensuring compliance with contractual requirements, project specifications, statutory regulations, and client expectations.
Key Responsibilities
A. Project Planning & Team Management
- Establish and manage the site project team comprising Site Engineers, Quality Engineers, Safety Engineers, and other project personnel.
- Provide leadership, guidance, and technical support to the site team for effective execution and monitoring of project activities.
- Define responsibilities, monitor performance, and ensure proper coordination among all project stakeholders.
- Ensure adequate resource deployment to meet project objectives and milestones.
B. Project Scheduling & Progress Monitoring
- Prepare detailed project schedules in coordination with contractors for Civil, Architectural, Structural, Electrical, HVAC, Plumbing, Fire Fighting, and associated works.
- Monitor project progress against approved schedules and identify potential delays and risks.
- Conduct regular progress reviews with contractors and consultants and recommend corrective actions where necessary.
- Track critical milestones and ensure timely completion of project activities.
- Prepare recovery plans and mitigation strategies in case of schedule slippages.
C. Contract Administration & Scope Management
- Study and interpret tender documents, contracts, specifications, drawings, and agreement clauses.
- Ensure execution of works strictly in accordance with contract documents and approved project requirements.
- Monitor contractor compliance with contractual obligations, quality standards, and project specifications.
- Manage project changes, variations, and scope modifications through an established change management process.
- Maintain records of contractual correspondence, approvals, and project decisions.
D. Quality Management
- Oversee implementation of the Project Quality Assurance and Quality Control Program.
- Monitor quality of construction activities with support from Quality Engineers and site staff.
- Review inspection reports, quality records, test reports, and compliance documentation.
- Verify contractor methodologies, method statements, and quality procedures for various construction activities.
- Identify quality issues and ensure timely corrective and preventive actions.
- Review and issue Non-Conformance Reports (NCRs) and monitor closure of observations.
E. Safety Management
- Ensure implementation of project safety plans and compliance with statutory safety requirements.
- Coordinate with Safety Engineers to monitor safe execution of all site activities.
- Conduct periodic safety reviews and monitor compliance with safety protocols.
- Ensure timely closure of safety observations and implementation of corrective measures.
- Promote a strong safety culture across the project site.
F. Design Coordination & Material Management
- Monitor submission and approval of shop drawings, material samples, method statements, and technical submittals.
- Coordinate with consultants, architects, and clients for timely review and approval of submissions.
- Track procurement schedules and delivery timelines for construction materials and equipment.
- Monitor contractor procurement activities to avoid delays affecting project schedules.
- Ensure approved materials are used during execution.
G. Cost Control & Commercial Monitoring
- Monitor project costs against approved budgets and project baselines.
- Review progress against cost forecasts and recommend corrective measures where required.
- Coordinate with CMC and billing teams for project cost reporting and financial tracking.
- Monitor billing forecasts and project cash flow based on actual progress.
- Support evaluation of variation orders, change requests, and commercial implications of project changes.
H. Project Administration & Documentation
- Arrange, conduct, and participate in project review meetings, coordination meetings, and progress meetings.
- Review and approve daily, weekly, and monthly progress reports prepared by site teams.
- Ensure timely submission of project reports to clients, contractors, consultants, and Head Office.
- Review Requests for Information (RFIs) and ensure timely resolution.
- Prepare and review project correspondence, notices, official letters, and site instructions.
- Maintain project records, registers, logs, and documentation in accordance with company procedures.
I. Project Completion & Handover
- Coordinate testing, commissioning, and project close-out activities.
- Ensure completion of snag rectification and punch-point closure.
- Manage final inspections and obtain necessary approvals from stakeholders.
- Ensure successful handover of the project along with all as-built drawings, manuals, warranties, certificates, and statutory documentation.
- Obtain project completion acceptance from the client and facilitate project closure.
Qualifications
- Bachelor's Degree in Civil Engineering.
- Postgraduate qualification in Construction Management / Project Management shall be an added advantage.
- PMP, PRINCE2, or equivalent project management certification preferred.
Experience
- 10–15 years of experience in construction project management, PMC, site execution, or contract administration.
- Minimum 5 years of experience managing multidisciplinary construction projects independently.
- Experience in Industrial, Commercial, Healthcare, Institutional, Residential, or Infrastructure projects preferred.
Technical Skills
- Proficiency in MS Excel, MS Office Suite, AutoCAD, and project management software.
- Working knowledge of MS Project and project scheduling tools preferred.
- Strong understanding of construction methodologies and project lifecycle management.
- Knowledge of contract administration, tender conditions, and project documentation.
- Understanding of Quality Assurance Systems and Quality Control Procedures.
- Strong knowledge of construction safety standards and statutory compliance requirements.
- Familiarity with change management, risk management, and project reporting systems.
