About the Role
Javi Home Group is developing two landmark hospitality properties in Panipat and Rishikesh under a leading international hotel brand. We are seeking a Project Director to lead both developments as our in-house technical authority — someone who owns the entire project lifecycle on behalf of the owner, from design review through construction completion and handover.
This is a principal leadership role. You will be the single point of accountability for both properties and will represent ownership interests in every room — with architects, consultants, contractors, and the brand.
Responsibilities
∙ Own end-to-end project delivery for both hotel properties
∙ Review and challenge architectural, structural, and MEP drawings independently
∙ Lead all brand Technical Services review meetings on behalf of ownership
∙ Appoint, brief, and hold accountable all consultants — architect, PMC, QS, structural, MEP, interior design
∙ Oversee contractor tendering, bid evaluation, and contract negotiation
∙ Certify and challenge contractor billing, variation claims, and progress
∙ Drive all statutory approval timelines — building plan, fire NOC, environment clearance, tourism licenses
∙ Manage overall project budget and flag cost risks proactively
∙ Report directly to the promoters with clear weekly project status
Requirements
∙ 15–20 years of experience in hotel project development or construction
∙ Minimum 2–3 full-service hotel projects delivered end to end as project lead
∙ Deep familiarity with international brand standards — Accor, Marriott, Hilton, IHG, or similar
∙ Demonstrated ability to challenge and negotiate with brand Technical Services teams
∙ Ability to independently read, review, and critique architectural, structural, and MEP drawings
∙ Strong command of north India construction costs, contractor market, and approval processes
∙ Prior experience in the projects or development division of Oberoi, Taj (IHCL), ITC, Lemon Tree, or a senior role at a leading hospitality PMC firm strongly preferred
∙ Fluent in Hindi and English
∙ Willing to be based in Panipat with regular travel to Rishikesh
Salary Range
₹18,00,000 – ₹30,00,000 per year
