Role Description
The Principal Architect will lead the overall design vision and execution of architectural projects, ensuring alignment with Aakriti By Rana Infra’s philosophy of precision and timeless design. This full-time, on-site role based in Delhi, India involves overseeing concept development, detailed architectural design, and coordination with internal teams and external consultants. The Principal Architect will guide project teams, review drawings and documentation, provide design direction, and ensure that all work meets aesthetic, functional, and regulatory requirements. Day-to-day responsibilities include client interactions, design reviews, site visits, quality checks, and managing project timelines and deliverables. The role also includes mentoring junior architects and designers and contributing to continuous improvement of design standards and processes.
Key Responsibilities
1. Design Leadership & Concept Development
Lead architectural design for residential, luxury, commercial, or mixed-use projects.
Develop design concepts aligned with brand identity, market positioning, and project feasibility.
Translate business objectives and market insights into design strategies.
Review and refine designs for functionality, aesthetics, efficiency, and constructability.
2. Consultant & Stakeholder Coordination
Coordinate with external architects, landscape, structural, MEP, façade, and interior consultants.
Ensure timely design deliverables and alignment across disciplines.
Act as the primary design interface between consultants, project teams, and leadership.
Participate in design presentations to senior management and stakeholders.
3. Regulatory & Approval Management
Ensure designs comply with local development regulations, zoning norms, and building codes.
Coordinate with consultants and authorities for statutory approvals and sanctions.
Support liaising teams with drawings and clarifications required for approvals.
4. Design Development & Execution Support
Oversee detailed design development and construction drawings.
Support project teams during tendering, value engineering, and contractor coordination.
Review shop drawings, material specifications, and samples.
Conduct site visits to ensure design intent is maintained during execution.
5. Cost & Feasibility Alignment
Work closely with projects, QS, and finance teams to ensure designs meet cost budgets.
Support value engineering without compromising design quality.
Assist in feasibility studies with area statements, efficiency ratios, and yield optimization.
6. Quality Control & Design Governance
Establish and maintain architectural design standards and guidelines.
Ensure consistency and quality across multiple projects.
Review deviations and recommend corrective actions.
Key Skills & Competencies
- Strong design sensibility with a balance of creativity and practicality.
- Deep understanding of residential and luxury real estate design.
- Strong coordination and leadership skills.
- Knowledge of local building regulations and approval processes.
- Ability to manage multiple projects simultaneously.
Technical Skills
- Proficiency in AutoCAD, Revit, SketchUp, and presentation tools.
- Working knowledge of BIM workflows is an advantage.
- Strong ability to read and review technical drawings.
Education
- Bachelor’s or Master’s degree in Architecture.
- Registration with the Council of Architecture (COA).
Preferred Experience
- Experience working with real estate developers.
- Exposure to luxury residential or high-rise developments.
- Experience in project execution and site coordination.
