Role Overview
The Planning Manager will oversee the end-to-end planning, coordination, and execution of development projects within Auramah Valley. This role ensures projects are delivered on time, within budget, and aligned with the estate’s luxury standards. Responsibilities extend to planning for core infrastructure and supporting ancillaries (such as power backup systems, gensets, HVAC, and utilities), integrating sustainability and green building practices, and coordinating with the interior design team based in New Delhi.
Key Responsibilities
1. Project Planning & Scheduling
- Develop and manage detailed project schedules using MS Project or Primavera (P6).
- Define milestones, critical paths, and dependencies.
- Monitor progress and proactively update timelines to ensure timely completion.
2. Budgeting & Cost Control
- Collaborate with finance and procurement teams to prepare and manage project budgets.
- Track expenditures, forecast financial performance, and recommend corrective measures for deviations.
- Ensure cost efficiency while maintaining luxury standards.
3. Feasibility & Pre-Development
- Conduct feasibility studies including zoning analysis, land use planning, and market assessments.
- Coordinate with architects, planners, and consultants to prepare master plans.
- Drive the approval process with government and regulatory authorities.
4. Coordination & Stakeholder Management
- Liaise with internal teams (design, construction, sales, legal, finance).
- Coordinate with the interior design team in New Delhi for seamless integration of luxury finishes and bespoke interiors.
- Manage relationships with external consultants, contractors, and government agencies.
- Facilitate regular review meetings and prepare progress reports for senior management.
5. Infrastructure & Ancillary Systems
- Plan and oversee installation of supporting systems including gensets, HVAC, water treatment, and other estate-level utilities.
- Ensure uninterrupted operations and integration with estate-wide facilities.
6. Sustainability & Green Building Practices
- Incorporate eco-conscious design and construction practices in line with global luxury standards.
- Promote energy efficiency, water conservation, and sustainable material usage.
- Ensure compliance with environmental regulations and certifications.
7. Risk Management
- Identify potential risks and develop mitigation strategies.
- Ensure compliance with legal, safety, and environmental regulations.
- Implement proactive monitoring systems to minimize project delays.
8. Reporting & Documentation
- Maintain comprehensive records of planning processes, approvals, and project reports.
- Present dashboards, forecasts, and performance indicators to management.
- Ensure transparent communication across all stakeholders.
Qualifications & Skills
- Bachelor’s degree in Civil Engineering, Urban Planning, Architecture, or related field (Master’s preferred).
- 7–12 years of experience in luxury real estate projects (hospitality, high-end residential, or mixed-use estates).
- Proficiency in project management tools (Primavera, MS Project, AutoCAD, Excel).
- Strong analytical, leadership, and communication skills.
- In-depth knowledge of local real estate regulations, zoning laws, and approval processes.
- Experience in sustainability and green building practices preferred.
