Summary of Position

The Land Development Intern participates in the development process from land acquisition to lot delivery in Company developments.  This position also reports development activity and progress. 

Essential Duties and Responsibilities

  • Residential Development 
  • Ascertain weekly status by onsite observations of the work of contractors, utility companies, and outside consultants relative to development and other project goals and timelines. Document contractor progress in a weekly project status memo and present to the team.  Attend relevant developer status meetings. 
  • Review all contractor invoices relative to contract and change order status.  Build a cost tracking tool to catalogue invoices to ensure that all work is under a contract and does not exceed established contract amount, inclusive of change orders. Work with the Director of Land Development to identify and mitigate any budget overruns.
  • Supplement Perry’s Quality Management Plan by visiting our active communities and providing recommendations for Development Improvement
  • Lot/Land Acquisition 
  • Develop and track a rule of thumb metric in $ per linear foot of street built that details that actual contracted cost to install water, sewer, and drainage (WS&D) and paving by determining the linear footage of each section.
  • Municipal Utility Districts / Homeowner Associations 
  • Attend board meetings as developer representative as needed.
