We are seeking an experienced and hands-on Director of Facilities Services who loves to troubleshoot. The ideal candidate will possess a strong background in healthcare facility management, with a focus on HVAC systems, mechanical operations, computer systems, and budgetary oversight. POSITION SUMMARY: Attracts, retains, motivates and leads a high-performance team that provides maintenance, housekeeping and security services across the community; holds the team accountable for meeting performance objectives and upholding SLC standards.
ESSENTIAL FUNCTIONS:
Sets a strong example for others to follow and holds Team Members accountable for practicing a culture of safety; serves as both an active participant and a leader in the community’s Safety Committee.
Continuously monitors all areas of the community and grounds and takes appropriate action to ensure they are properly and safely maintained; recommends purchases or capital projects accordingly to enhance the community or address concerns.
Participates in establishing departmental budgets and is responsible for effectively managing all financial metrics such as salary expense, overtime, purchasing, and overall expense control.
Properly tracks and documents all preventive maintenance and residents’ work orders assuring that all work is performed timely and to the highest quality possible.
Oversees the timely and efficient turnaround of vacated apartments to prepare them for visits from prospective residents and move in of new residents.
Ensures all required and necessary service contracts are in place and renewed timely to optimize service while minimizing expense.
Maintains HIPAA standards and regards all medical or healthcare information pertaining to residents and employees as confidential.
Participates in the leadership of the community’s emergency preparedness programs; purchases and ensures the proper operations and availability of emergency equipment such as generators and two-way radios; maintains contracts with vendors to provide emergency supplies such as bottled water.
Conducts fire and disaster drills as required by the State and Federal Regulations.
Maintains an accurate and timely accounting of services chargeable to residents and submits to the business office.
Leads and assists with the setup and tear-down for special events and activities.
Ensures safe and proper storage of cleaning supplies, chemicals, tools and equipment.
Oversees and participates in on-call assignments to ensure timely after-hours response to resident emergencies and physical plant problems.
Participates in and attends all in-service training and education programs as scheduled.

Must be free of diseases that can be transmitted in the performance of job responsibilities during the stage of communicability unless the associate can be given duties that minimize the likelihood of transmission.
May be exposed to minimal to moderate noise and exposure to blood and/or body fluids. Also may experience traumatic situations including psychiatric and deceased residents.
TRAVEL: Local and out of state travel, including overnight stays, may be required from time to time to attend conferences, training, meetings, and professional development programs.
EDUCATION AND EXPERIENCE REQUIREMENTS:
Degree /certification from a technical program in at least three of the following: mechanics, electrical, plumbing, sprinkler systems, landscaping, or HVAC preferred. Mechanical or maintenance experience required
Experience in HVAC, plumbing, electrical, landscaping, and general maintenance.
Three years’ experience in a similar maintenance position desired.
Two years of supervisory experience desired.
KNOWLEDGE, SKILLS, AND ABILITIES REQUIRED:
Ability to read, write, speak and understand English fluently.
Ability to meet or exceed the company’s attendance and punctuality standards.
Ability to use miscellaneous software and office equipment.
Ability to understand and follow directions as given.
Ability to work with minimal supervision.
