Job Purpose
To lead and drive Shubhashish Homes’ land acquisition and business development strategy in Jaipur Indore, Mumbai & any other city as per the growth plan by identifying, evaluating, and closing land opportunities through broker networks, landowners, and market intelligence, while managing end-to-end feasibility, negotiations, and due diligence activities.
Key Responsibilities
- Lead land sourcing activities through strong broker networks, landowners, and market channels in Jaipur, Indore, Mumbai & any other city
- Build, manage, and expand relationships with brokers, landowners, consultants, and local stakeholders.
- Identify potential land parcels aligned with the company’s development strategy.
- Conduct land visits for physical verification, zoning understanding, and site assessments.
- Oversee market research, micro-market mapping, pricing benchmarks, and competition analysis.
- Drive preliminary feasibility studies including development potential, costing, and ROI analysis.
- Lead and participate in negotiations with landowners and brokers.
- Coordinate closely with legal, technical, finance, and liaisoning teams for due diligence and approvals.
- Manage documentation related to land acquisition, agreements, and statutory compliances.
- Prepare detailed feasibility notes, presentations, and proposals for senior management review.
- Track market trends, upcoming development corridors, and policy changes affecting land acquisition.
- Ensure timely closure of land deals and smooth handover for project initiation.
- Mentor and guide junior team members, if applicable.
- Perform additional strategic business development initiatives as assigned by senior management.
- Identify & coordination with external agencies for due diligence approvals of the land & map.
- Cross functional coordination
- Reading various states development rules & regulations for initial feasibility planning.
- Travelling multiple cities to get the micro market understandings
Candidate Profile
Education:
Graduate/Postgraduate in Business Administration, Real Estate, Urban Planning, Engineering, or a related discipline.
Experience:
- Sr. Manager: 12+ years
- Relevant experience in real estate business development and land acquisition is mandatory.
- Relevant Experience in Joint Ventures.
Skills & Knowledge
- Strong understanding of Jaipur, Indore, Mumbai (Plotting) or multiple cities real estate markets and land acquisition processes.
- Proven experience in broker-driven land sourcing and deal closures.
- Sound knowledge of land feasibility, zoning regulations, and development norms.
- Excellent negotiation, communication, and stakeholder management skills.
- Strong analytical and commercial acumen.
- Willingness to travel extensively for site visits, market study and negotiations.
- Proficient in MS Excel, PowerPoint, and business reporting tools.
