Role Overview
The Manager – Real Estate Secondary Market (Rental & Resale) will independently own and scale the rental and resale vertical across assigned micro-markets and premium residential communities.
This role carries complete ownership of inventory creation, broker management, transaction closures, revenue generation, and team performance. The incumbent will drive secondary market growth by building strong supply pipelines, managing broker/channel partner networks, ensuring faster closures, and delivering high-value customer experiences.
This is a target-driven leadership role with direct accountability for business growth, closures, and revenue performance.
1. Strategic Responsibilities (Rental & Resale Domain)
Develop and execute the growth strategy for rental and resale transactions across assigned clusters and communities.
Create monthly, quarterly, and annual plans for:
- Inventory creation
- Revenue achievement
- Transaction closures
- Broker productivity
- Market expansion
Identify high-potential societies, investor-heavy clusters, and premium residential zones for market dominance.
Monitor and optimize business KPIs including:
- Listings created
- Closures achieved
- Revenue per manager/team
- Broker productivity
- Closure turnaround time
- Gross Transaction Value (GTV)
Drive continuous process improvement for speed, conversion, and customer satisfaction.
2. Core Operational Responsibilities
2.1 Business Development & Supply Creation
Drive aggressive inventory generation for rental and resale listings across assigned societies.
Build direct relationships with:
- Homeowners
- Investors
- Residents
- Society committees
- Resident welfare groups
Secure exclusive mandates for rental and resale listings.
Identify dormant inventory and activate high-value opportunities.
Coordinate with alliance teams and community managers for society-level inventory access.
Ensure real-time listing verification and portfolio quality.
2.2 Broker & Channel Partner Management
Build and manage a high-performing broker and channel partner network.
Create broker engagement models with strong closure-focused incentives.
Track broker productivity, response rates, and closure efficiency.
Ensure broker adherence to BelleVie’s quality standards, transparency, and customer experience benchmarks.
Drive partner accountability for faster transaction closures.
2.3 Transaction Management & Closures
Own the complete transaction lifecycle from lead generation to deal closure.
Manage:
- Inquiry handling
- Lead qualification
- Buyer/Tenant coordination
- Property visits
- Negotiation support
- Price discussions
- Documentation
- Agreement coordination
- Final closure management
Ensure high closure rates with reduced turnaround time.
Drive strong negotiation outcomes for both BelleVie and customers.
Maintain closure discipline with zero leakage in revenue opportunities.
2.4 Revenue & Collections Management
Own complete revenue achievement against monthly and quarterly targets.
Drive revenue through:
- Brokerage income
- Resale commissions
- Rental closures
- Value-added transaction services
Ensure 100% collection efficiency across consultation fees, and transaction-linked payments.
Implement recovery plans for delayed collections and outstanding dues.
Maximize revenue per property and per transaction.
2.5 Customer Experience & Retention
Act as the primary escalation point for owners, buyers, tenants, and investors.
Ensure a transparent, professional, and seamless customer journey.
Reduce transaction friction through proactive communication and strong operational support.
Drive repeat business, referrals, and long-term trust within BelleVie communities.
Ensure premium customer handling aligned with BelleVie brand standards.
3. People Leadership & Team Management
Hire, train, and manage Associates / Senior Associates / BDAs supporting rental and resale operations.
Set clear:
- Daily targets
- Weekly performance goals
- Monthly revenue expectations
Conduct regular reviews on:
- Inventory productivity
- Broker effectiveness
- Closures
- Revenue contribution
- CRM discipline
Build a high-performance culture focused on ownership, accountability, and closures.
Drive retention, capability building, and internal talent development.
Ensure strong CRM hygiene and reporting discipline.

5. Required Skills & Competencies
Strong expertise in residential rental and resale transactions
Proven track record in target achievement and revenue ownership
Strong broker network management capability
Excellent negotiation and high-value deal closure skills
Strong understanding of resale documentation and rental compliance
Knowledge of RERA regulations and transaction documentation
CRM, reporting, and MS Excel proficiency
Highly process-driven and performance-oriented mindset
Strong leadership and people management capability
High ownership, integrity, and professional conduct
6. Qualifications & Experience
5–8 years of experience in residential real estate rentals, resale, or brokerage operations
2+ years in a team handling or leadership role
Strong experience in secondary market transactions and closures
Bachelor’s degree preferred (Business / Real Estate / Management)
Two-wheeler preferred (field-intensive role)
