About the Role
We are looking for a detail-oriented and legally strong professional to manage end-to-end liaisoning and legal due diligence for our real estate projects. This role is critical in ensuring that all land acquisitions, approvals, and documentation are fully compliant and risk-mitigated.
Key Responsibilities
1. Land Due Diligence & Legal Vetting
- Vet land proposals for new projects by thoroughly verifying legal documents
- Review title documents, ownership history, encumbrances, and risk factors
- Identify and highlight legal issues, gaps, and mitigation strategies
2. Regulatory & Zoning Verification
- Verify land zoning and regulatory aspects as per HMDA / DTCP guidelines
- Assess buffer zones, master plans, road alignments, and land use compliance
- Coordinate with consultants and authorities for clarity on regulatory matters
3. Legal Documentation & Opinions
- Prepare detailed due diligence reports and legal opinions
- Draft and review key documents such as Sale Deeds, Agreements of Sale (AOS), Development Agreements, MoUs, and other transaction documents
4. Approvals & Liaisoning
- Prepare and submit documentation for project approvals
- Liaise with government departments, registration offices, and local authorities
- Follow up on approvals, clearances, and registrations
5. Registration & Execution
- Handle end-to-end property registration processes
- Coordinate with buyers, CRM, and internal teams for smooth execution
- Ensure all documentation is accurate and compliant at the time of registration
6. Legal Records Management
- Maintain and organize all legal records across projects including sale deeds, development agreements, MoUs, and approval documents
- Ensure proper documentation, version control, and easy retrieval
7. Cross-functional Coordination
- Work closely with CRM, sales, and management teams
- Support sales team with documentation and legal clarity when required
- Ensure seamless coordination between legal, approvals, and execution
Key Requirements
- LLB / Law degree (Preferred)
- 5–10 years in real estate legal / liaison roles
- Strong experience in land due diligence and title verification
- In-depth understanding of HMDA, DTCP, zoning regulations, and master plans
- Hands-on experience with registrations and government liaisoning
Skills & Competencies
- High attention to detail and documentation accuracy
- Strong legal drafting and analytical skills
- Ability to identify risks and provide practical solutions
- Good networking and relationship management with government officials
- Strong coordination and follow-up skills
Other Requirements
- Willingness to travel frequently to government offices and project sites
- Strong understanding of local real estate ecosystem (Hyderabad preferred)
- Ability to work in a fast-paced, execution-driven environment
