YOUR IMPACT
We are seeking a proactive and experienced
Manager – Maintenance to lead the maintenance and upkeep of premium residential and commercial properties. In this role, you will ensure the reliability, safety, and efficiency of all building systems through preventive maintenance, vendor management, statutory compliance, and continuous improvement, while delivering an exceptional experience for residents and stakeholders.
MINIMUM QUALIFICATION
- Bachelor's degree in Mechanical Engineering, Electrical Engineering, Civil Engineering, or a related engineering discipline.
- Minimum 8+ years of experience in building maintenance, facilities management, or property maintenance, preferably in premium residential, commercial, hospitality, or mixed-use developments.
- Maintenance and operations of high-rise residential buildings
- Proven experience in managing maintenance operations, technical teams, and service partners.
- Strong understanding of MEP systems, building services, statutory compliance, and preventive maintenance practices.
- Experience working with facility management teams, contractors, and resident/customer-facing environments.
- Working knowledge of relevant Indian building codes, electrical safety regulations, fire safety norms, and statutory compliance requirements.
Key Responsibilities
Maintenance Planning & Operations
- Develop and implement preventive and predictive maintenance schedules for all building systems and common areas.
- Ensure uninterrupted functioning of electrical, mechanical, plumbing, HVAC, fire protection, elevators, STP/WTP, DG sets, pumps, and other critical building infrastructure.
- Monitor maintenance activities to ensure timely completion while minimizing operational disruptions.
- Conduct regular inspections to identify potential risks and implement corrective and preventive actions.
- Establish maintenance standards, SOPs, and service protocols across all managed properties.
Technical & Asset Management
- Manage the lifecycle of building assets and recommend refurbishment or replacement strategies.
- Analyze equipment performance and breakdown trends to improve system reliability and operational efficiency.
- Plan annual maintenance programs and major shutdown activities with minimal inconvenience to residents and occupants.
- Ensure proper maintenance records, equipment history, warranties, and technical documentation are maintained.
- Support defect liability management and coordinate closure of snag lists with project execution teams.
- High-rise asset management involves specialized requirements related to vertical transportation systems, fire and life safety systems, façade access systems and pressure management
Vendor & Team Management
- Lead and supervise maintenance engineers, technicians, and facility teams across multiple properties.
- Manage Annual Maintenance Contracts (AMCs) and service agreements with external vendors.
- Monitor contractor performance through defined KPIs and service level agreements.
- Verify contractor bills, work completion certificates, and maintenance reports before approvals.
- Ensure availability of critical spares, consumables, and maintenance inventory to avoid operational downtime.
Safety & Compliance
- Ensure compliance with statutory regulations, electrical safety standards, fire safety norms, pollution control requirements, and local municipal regulations.
- Coordinate statutory inspections, audits, certifications, and license renewals.
- Conduct safety inspections and ensure implementation of safe work practices during maintenance activities.
- Maintain emergency preparedness plans and coordinate responses during breakdowns, emergencies, or critical incidents.
- Support ESG and sustainability initiatives through efficient energy and utility management.
Resident & Stakeholder Management
- Ensure prompt resolution of maintenance complaints and service requests within defined turnaround times.
- Collaborate with customer relations, security, housekeeping, and property management teams to deliver a seamless resident experience.
- Communicate planned maintenance activities and shutdown schedules to stakeholders proactively.
- Monitor resident feedback and implement continuous improvements in maintenance service delivery.
Budget & Cost Management
- Prepare annual maintenance budgets and monitor expenditure against approved plans.
- Identify opportunities for cost optimization through preventive maintenance, vendor negotiations, and process improvements.
- Track utility consumption and recommend initiatives for energy conservation and operational efficiency.
- Ensure maintenance activities are executed within approved budgets while maintaining premium service standards.
