Job Title: Maintenance Head

🎯 Job Purpose
To lead and manage all maintenance operations across residential/commercial properties, ensuring optimal functionality, safety compliance, and cost-effective upkeep of assets.
🔧 Key Responsibilities
1. Maintenance Operations
Oversee day-to-day maintenance of all properties (electrical, plumbing, HVAC, civil works).
Ensure preventive and corrective maintenance schedules are implemented.
Monitor building systems (lifts, DG sets, STP, WTP, fire systems, etc.).
2. Team Management
Supervise maintenance staff, technicians, and contractors.
Allocate work, monitor performance, and ensure productivity.
Provide technical guidance and training to team members.
3. Vendor & Contractor Management
Identify and onboard vendors for AMC (Annual Maintenance Contracts).
Negotiate contracts and ensure quality service delivery.
Monitor vendor performance and compliance with SLAs.
4. Budgeting & Cost Control
Prepare annual maintenance budgets.
Track expenses and optimize operational costs.
Ensure cost-effective procurement of materials and services.
5. Compliance & Safety
Ensure compliance with statutory regulations and safety standards.
Conduct regular safety audits and inspections.
Maintain records for fire safety, electrical safety, and building compliance.
6. Asset Management
Maintain asset register and lifecycle tracking.
Plan upgrades, renovations, and replacements when required.
7. Customer / Resident Support
Address maintenance complaints and ensure timely resolution.
Coordinate with CRM/team for customer satisfaction.
8. Reporting & Documentation
Prepare MIS reports on maintenance activities and costs.
Maintain logs, checklists, and compliance documentation.

🎓 Qualifications & Experience
Education: B.Tech / Diploma in Electrical / Mechanical / Civil Engineering
Experience: 8–15 years in maintenance/facility management (Real Estate preferred)
Experience in residential townships, commercial buildings, or malls is an advantage
