📢 WE’RE HIRING | SENIOR ASSOCIATE – REAL ESTATE | MUMBAI/HYDERABAD
AAN Legal is looking for an experienced Real Estate Lawyer with strong expertise in property laws and real estate regulatory framework.
Are you experienced in title due diligence, redevelopment transactions, property acquisitions, and real estate advisory? Join our team and work on complex real estate matters involving developers, investors, and institutional clients.

🎯 KEY EXPERTISE WE’RE LOOKING FOR
Candidates should have strong working knowledge of:
▪️ Land and revenue laws, property records, and title verification.
▪️ Real estate advisory including drafting development agreements, lease deeds, society redevelopment framework, municipal regulations, zoning and development control requirements.
▪️ Stamp duty, registration procedures, conveyancing, and property-related legal risk assessment.

🔹 KEY RESPONSIBILITIES
1️⃣ Title Verification & Due Diligence
▪️ Conduct comprehensive title searches and legal due diligence for residential, commercial, and agricultural properties.
▪️ Examine historical ownership records, revenue documents, encumbrances, and title chains.
▪️ Prepare Title Verification Reports (TVRs), title certificates, and risk assessment reports for developers, investors, and financial institutions.
2️⃣ Real Estate Transactions & Development Advisory
▪️ Draft, review, negotiate, and finalise Conveyance Deeds, Sale Deeds, Lease Deeds, Development Agreements, and Joint Development Agreements.
▪️ Advise on property acquisitions, joint ventures, society redevelopment and SRA projects.
▪️ Structure transactions and manage documentation, execution, and registration.
3️⃣ Regulatory Compliance & Approvals
▪️ Advise on RERA compliance, including project registration, disclosures, advertising requirements, and related disputes.
▪️ Interpret applicable land laws, municipal regulations, zoning requirements, and development control regulations.
▪️ Advise on stamp duty, registration fees, and statutory documentation.
4️⃣ Client Management & Transaction Execution
▪️ Independently manage real estate transactions and end-to-end legal assignments.
▪️ Liaise with institutional developers, corporate clients, investors, and high-net-worth individuals (HNIs).
▪️ Identify title defects, tenancy issues, land disputes, and other property-related risks, providing practical legal solutions.
5️⃣ Team Leadership & Mentoring
▪️ Supervise, mentor, and review the work of junior associates and paralegals.
▪️ Maintain high standards of title scrutiny, legal research, drafting, and transaction documentation.
▪️ Contribute to internal precedents, knowledge resources, and transaction checklists.

✅ CANDIDATE PROFILE
▪️ LL.B. from a recognised university; B.Com. LL.B. and/or LL.M. preferred.
▪️ Active enrolment with Bar Council.
▪️ Minimum 4 years of relevant PQE in Real Estate and Property Laws.
▪️ Experience with a reputed law firm or established real estate legal practice preferred.
▪️ Strong knowledge of local property laws, RERA, MHADA/SRA/SEZ rules and regulations and redevelopment transactions.
▪️ Excellent drafting, negotiation, analytical, research, and client-management skills.
▪️ Ability to independently manage complex transactions and multiple assignments within deadlines.
