Role Overview
We are looking for a proactive Leasing Executive to identify and secure high-street retail store locations in Chennai as part of our physical retail expansion strategy.
The candidate will be responsible for scouting, evaluating, negotiating, and finalizing high-footfall commercial spaces aligned with brand positioning and financial targets.
Key Responsibilities
Market Research & Location Scouting
• Identify prime high-street retail locations with strong footfall.
• Conduct competitor mapping and retail density analysis.
• Evaluate catchment demographics and purchasing power.
Property Evaluation
• Assess frontage, visibility, accessibility, parking, and neighboring brands.
• Verify property compliance (zoning, commercial approvals).
• Prepare feasibility reports (rent vs revenue potential).
Landlord Coordination & Negotiation
• Initiate discussions with property owners and brokers.
• Negotiate rentals, lock-in periods, CAM charges, escalation clauses.
• Finalize LOI and support agreement closure.
Financial & Documentation
• Conduct rental benchmarking and ROI analysis.
• Coordinate with legal for lease documentation.
• Maintain leasing pipeline tracker and reporting.
Eligibility Criteria
• 2–5 years of experience in retail leasing / commercial real estate.
• Experience in high-street retail leasing preferred.
• Strong negotiation and market networking skills.
• Familiarity with Chennai retail corridors.
• Ability to travel frequently within city zones.
Preferred Background
• Experience in fashion / apparel / lifestyle retail brands.
• Strong broker and landlord networks.
• Good analytical skills (Excel-based feasibility modeling).
