Role Description The Land Acquisition Specialist is a full-time, on-site role based in Chennai, responsible for identifying and securing suitable land parcels for residential and mixed-use development projects. This position involves scouting and evaluating potential sites, conducting preliminary feasibility assessments, and coordinating with internal stakeholders to align acquisitions with business goals. The specialist will lead negotiations with landowners, prepare and review acquisition-related documents, and manage due diligence activities such as title verification, regulatory checks, and risk assessment. Daily work also includes maintaining detailed records of all transactions, collaborating with legal and finance teams, monitoring local market trends, and building strong relationships with brokers, government authorities, and other external partners.
Qualifications
- Candidates should possess strong Land Acquisition and Land Development skills, including site identification, evaluation, and alignment with project strategies.
- Candidates should possess Contract Negotiation and Due Diligence skills, with experience in reviewing legal documents, titles, and regulatory requirements.
- Candidates should possess excellent Communication skills, with the ability to interact effectively with landowners, brokers, internal teams, and government agencies.
- Candidates should possess knowledge of local real estate markets, zoning regulations, and approval processes in and around Chennai.
- Relevant experience in real estate, urban development, or property acquisition, preferably with residential or mixed-use projects.
- Strong analytical, problem-solving, and organizational abilities, with attention to detail and accuracy in documentation.
- Ability to travel locally as needed, work independently on-site, and manage multiple acquisition projects simultaneously.
- Bachelor’s degree in Real Estate, Civil Engineering, Urban Planning, Business, or a related field is preferred.
