Inviting application for the role of Assistant Manager/Manager, International Accounting
This position reports to the Accounting Manager & Property Director and ensures the accuracy and propriety of all financial data and reports maintained and prepared for the properties and the related tier entities.
PRIMARY DUTIES/RESPONSIBILITIES:
Review, analysis and reporting:
▪ Review of annual property operating budgets and annual plan
▪ Review & analysis of monthly operating reports, cash flows and quarterly cash flows and projections
▪ Review and analysis of tier and project level financial statements
▪ Preparation of balance sheet account reconciliations & review of monthly trend reports
▪ Review and analysis of tier entity transactions and consolidation
▪ Review quarterly cash balance and distributions based on HCF/REIT requirements
▪ Prepare wire transfers which fund normal operations, distributions, etc. Prepare and / or review other requested reports and schedules as required by public REIT filings
▪ Prepare lease memorandums and perform lease administration as necessary.
▪ Update revenue models, quarterly and annual operating expense calculations and other lease related items.
▪ Coordinate with international service providers to ensure that deadlines are being adhered to and that the financial statements are accurate each period.
▪ Performs other accounting duties as necessary.
Books and records:
▪ Responsible for property partnership (or LLC) and tier entities’ general ledgers and other books and records using GAAP basis accounting
▪ Works with the Accounting Manager to ensure GAAP entries are recorded correctly
▪ Reviews general ledgers, on a monthly basis, for accuracy and completeness
▪ Maintains appropriate records in accordance with Sarbanes Oxley (SOX) requirements
▪ Review of the fixed assets records to ensure that transactions are accounted for in accordance with US GAAP.
Audits:
▪ Understands purpose and procedures of financial statement audits as performed by external auditors
▪ Reviews and /or prepares audit workpapers submitted to external auditors within the required time-frame
▪ Coordinates financial statement audits with HCF/REIT Financial Reporting Group Answers questions and resolves any issues which may arise
▪ Coordinates internal audits. Prepares and /or reviews information for these audits, as needed
▪ Coordinates Sarbanes Oxley and tax compliance reviews in regard to information prepared domestically and internationally.
Other:
▪ Ensures property complies with all HCF/REIT standardized procedures and accounting policies
▪ Reviews and /or prepares tax schedules for external and /or internal tax accountants
▪ Ensures integrity of all property financial information.
▪ Contributes to the maintenance of positive project team relations
▪ Acts as a team member with all employees of the property management staff.
▪ Complies with company policies and procedures and controls.
▪ Provides assistance to Property Controller, Financial Reporting Group, Asset Management Group, Portfolio Operations Group and Acquisitions Group, as necessary.
▪ Provides assistance to regional personnel, as requested.
▪ Willing to travel approximately 10%.
WORK EXPERIENCE:
▪ Two years in accounting. Public accounting experience is strongly preferred. Real estate experience is also a plus.
▪ Oracle/JD Edwards experience a plus
FORMAL EDUCATION
▪ Bachelor’s degree in accounting from an accredited university
▪ CA designation (or intention to work toward CA designation)
