Project Manager – Interiors & Turnkey ProjectsRole Overview
The Project Manager will be responsible for end-to-end execution of residential and commercial interior projects, ensuring delivery on time, within budget, and as per design intent. The role will also manage procurement, vendor relationships, quality control, and client coordination.
Key Responsibilities1. Project Planning & Execution
- Prepare project schedules and execution plans.
- Coordinate with design, production, procurement, and site teams.
- Monitor project milestones and ensure timely completion.
- Conduct regular site visits and progress reviews.
- Identify project risks and implement mitigation plans.
2. Procurement Management
- Prepare BOQs and procurement schedules.
- Source materials, finishes, fixtures, furniture, lighting, and hardware.
- Negotiate pricing and commercial terms with suppliers.
- Ensure timely material delivery as per project schedule.
- Track procurement budgets and cost variances.
3. Vendor Management
- Develop and maintain a network of contractors and suppliers.
- Evaluate vendor performance on quality, timelines, and pricing.
- Conduct rate negotiations and annual vendor reviews.
- Manage carpenter teams, civil contractors, painters, electricians, HVAC vendors, stone suppliers, etc.
- Resolve vendor disputes and payment-related issues.
4. Site Management
- Supervise site engineers and execution teams.
- Ensure adherence to drawings and specifications.
- Monitor workmanship quality.
- Conduct snagging and quality audits.
- Ensure safety standards at site.
5. Budget & Cost Control
- Track project profitability.
- Monitor labor and material costs.
- Approve purchase orders and vendor bills.
- Identify cost-saving opportunities without compromising quality.
6. Client Management
- Act as primary point of contact during execution.
- Conduct project review meetings.
- Manage client expectations and variation requests.
- Ensure high customer satisfaction and referrals.
7. Documentation & Reporting
- Maintain project trackers and MIS reports.
- Track procurement status and cash flow.
- Prepare weekly management reports.
- Manage contracts, work orders, and change orders.
Experience
- 4–8 years in interior fit-outs, residential luxury interiors, or design-build projects.
- Experience handling projects worth ₹40 lakh – ₹2 crore.
Technical Skills
- BOQ preparation.
- Project scheduling.
- Vendor negotiations.
- Costing and budgeting.
- AutoCAD drawing interpretation.
- MS Project, Excel, ClickUp, Monday.com, or similar tools.
Soft Skills
- Strong negotiation capability.
- Leadership and team management.
- Client-facing communication.
- Problem-solving under pressure.
- Commercial acumen.
Expected salary: ₹6–10 LPA + performance bonus
