Planning Head - High-Rise Residential Projects

Job Overview
We are looking for an experienced Planning Head to lead planning, scheduling, monitoring, and project controls for multiple high-rise residential projects of G+50 and above. The ideal candidate should have strong hands-on experience in managing planning functions across 3+ high-rise residential projects, with proven expertise in project scheduling, progress monitoring, resource planning, delay analysis, and coordination with cross-functional project teams. The candidate should possess sound knowledge of QS, cost and commercial aspects, along with strong analytical and problem-solving capabilities to effectively manage planning and project-control challenges across multiple high-rise projects.
Key Responsibilities
- Lead the planning and project controls function for multiple high-rise residential projects, including G+50 and above.
- Develop and monitor master schedules, baseline schedules, detailed construction schedules, and recovery schedules.
- Plan and track project activities covering civil, structural, MEP, finishing, external development, and handover activities.
- Establish project milestones, critical activities, dependencies, and key deliverables in line with project objectives.
- Monitor actual progress against planned progress and identify schedule slippages, critical path issues, and potential delays.
- Conduct delay analysis, impact assessment, and schedule recovery planning and recommend corrective actions.
- Prepare and review weekly, fortnightly, and monthly progress reports, dashboards, S-curves, productivity reports, and management MIS.
- Track manpower, material, equipment, and productivity requirements against project schedules.
- Coordinate closely with Projects, Construction, Design, Procurement, Contracts, MEP, QA/QC, and Commercial teams to ensure timely project execution.
- Review contractor schedules and ensure alignment with the overall project master programme.
- Monitor look-ahead plans, micro schedules, catch-up plans, and recovery programmes.
- Identify risks and constraints affecting project timelines and develop mitigation strategies.
- Conduct regular planning review meetings with project teams and track action points to closure.
- Analyse planned vs. actual productivity and provide inputs for improving project execution efficiency.
- Establish and monitor planning KPIs across multiple projects.
- Provide strategic planning inputs to senior management regarding project timelines, resource requirements, risks, delays, and completion forecasts.
- Strong knowledge of Quantity Surveying (QS), project cost management, budgeting, BOQs, variations, contractor billing, and commercial controls, with the ability to assess cost and schedule impacts of delays, design changes, and resource constraints.
- Proven problem-solving and decision-making skills in resolving planning, execution, productivity, coordination, and scheduling challenges on large-scale high-rise projects, while providing data-driven recommendations and implementing preventive and corrective actions to protect timelines and budgets.
- Ensure effective integration of planning across multiple towers and multiple project sites.
- Support project teams in achieving key milestones and committed completion dates.
- Drive standardisation of planning systems, reporting formats, processes, and project controls across projects.
Required Experience & Skills
- 12–20 years of overall experience in construction planning/project controls.
- Mandatory experience in high-rise residential projects of G+50 and above.
- Must have independently handled planning for 3 or more high-rise residential projects.
- Strong experience in multi-tower / multi-project planning and project controls.
- Hands-on experience in baseline scheduling, critical path analysis, progress monitoring, delay analysis, recovery planning, and forecasting.
- Strong understanding of structural, MEP, finishing, and overall construction sequencing in high-rise residential projects.
- Experience in managing and mentoring planning engineers / project controls teams.
- Strong analytical, problem-solving, coordination, and stakeholder-management skills.
- Excellent communication and presentation skills with the ability to interact with senior management and project leadership teams.
Software / Tools
Proficiency in relevant planning and project controls tools is mandatory, including:
- Primavera P6 – Mandatory
- MS Project
- Advanced MS Excel
- Power BI / project dashboards – added advantage
- Knowledge of ERP-based project monitoring systems – added advantage.
Preferred Certifications
Candidates with relevant professional certifications will be preferred, such as:
- PMP – Project Management Professional
- PMI-SP – Scheduling Professional
- AACE International certifications such as PSP / CCP
- RICS – relevant construction/project management credentials
- Certification in Primavera P6 / Project Planning & Controls – added advantage.
Education
B.E./B.Tech – Civil Engineering is preferred.
Postgraduate qualifications in Construction Management / Project Management / Infrastructure Management will be an added advantage.

Candidates currently working with leading real estate developers, EPC companies, construction companies, or project management consultancies with strong exposure to large-scale G+40 and above high-rise residential developments will be preferred.
