Role Description
This is a full-time, on-site role for a Head – Sales / Business Head at Kumar Corp, located in the Pune District. The role involves leading the sales team, formulating strategies to achieve business targets, conducting market analysis, and identifying growth opportunities. The individual will oversee team performance, manage client relationships, and drive revenue growth. They will also collaborate with cross-functional teams to align sales goals with the organization’s business objectives.

Roles & Responsibilities
Pre-Launch Phase – Positioning & Relationship Building.
Responsibilities
- Conduct deep competitive benchmarking of luxury projects, micro-market absorption, and HNI preferences
- Assist leadership in defining price bands, premium charges, and escalation triggers
- Curate and activate selective channel partners (HNI-focused, not volume brokers)
- Build private client database: CXOs, business owners, investors, NRI luxury buyers
- Coordinate with marketing on invitation-only previews, teaser campaigns, and brand storytelling
- Train sales team on luxury selling etiquette, narrative selling, and objection management
- Prepare bespoke sales collaterals: pricing decks, comparison sheets, investment notes
- Drive EOIs / priority access bookings without public discounting
Launch Phase – High-Value Closures & Brand Control
Responsibilities
- Lead appointment-only site sales & private launch events
- Personally handle top-tier clients, bulk buyers, and penthouse negotiations
- Ensure strict control over discounting, premium justification, and inventory release
- Drive conversion through customized offers (payment plans, add-ons—not price cuts)
- Coordinate concierge-level experience: site tours, model apartment walkthroughs, hospitality
- Work with marketing on launch events, luxury showcases, and influencer previews
- Track daily booking velocity, realization per sq.ft., and client profile mix
- Ensure seamless booking, documentation, and initial collections
Sustenance Phase – Price Appreciation & Relationship Monetization
Responsibilities
- Execute structured price escalation aligned with construction milestones & absorption
- Maintain scarcity by controlled inventory release
- Focus on referrals, repeat investors, and NRI conversions
- Reactivate warm HNI leads through private follow-ups and market updates
- Manage CP performance through quality-based incentives
- Coordinate agreement execution, milestone collections, and investor reporting
- Handle escalations discreetly, preserving brand reputation
- Monitor competitor luxury launches and recalibrate positioning
