Role Overview
The GM / Head – Finance & Accounts will be responsible for leading the entire finance and accounting function of the real estate development business. The role includes financial planning, project finance, fund management, compliance, taxation, MIS, budgeting, and strategic financial decision-making across multiple projects.
The incumbent will play a critical role in ensuring financial discipline, optimizing cash flows, and supporting business growth.
Key Responsibilities
1. Financial Strategy & Leadership
Lead the Finance & Accounts function for the organization
Develop financial strategies aligned with business growth plans
Provide financial insights and recommendations to senior leadership
Drive profitability and cost optimization across projects
Evaluate investment opportunities and project feasibility
2. Project Finance & Real Estate Accounting
Handle project-wise budgeting, costing, and financial tracking
Monitor project cash flows and funding requirements
Ensure revenue recognition as per real estate accounting standards
Manage construction finance and vendor payments
Work closely with project and sales teams for financial planning
3. Budgeting & Financial Planning
Prepare annual budgets and rolling forecasts
Monitor actuals vs budgets and analyze variances
Prepare financial models for new real estate projects
Manage working capital and liquidity planning
4. Fund Raising & Banking
Liaise with banks, NBFCs, and financial institutions
Manage project finance, term loans, and working capital
Oversee loan documentation and compliance
Handle investor relations and funding requirements
Manage escrow accounts and project funding structures
5. Accounts & Financial Reporting
Oversee day-to-day accounting operations
Ensure timely closing of books (monthly/quarterly/annual)
Prepare financial statements and management reports
Ensure compliance with accounting standards and policies
Manage audit schedules and financial documentation
6. Compliance & Taxation
Ensure compliance with statutory regulations
Handle GST, TDS, Income Tax, and other statutory filings
Manage RERA financial compliance
Coordinate with auditors, consultants, and legal advisors
Ensure adherence to regulatory requirements
7. MIS & Business Reporting
Prepare MIS reports for management review
Track project profitability and margins
Monitor sales collections and receivables
Develop dashboards for financial performance
8. Team Leadership
Lead and mentor Finance & Accounts team
Set KPIs and monitor performance
Drive process improvements and automation
Strengthen internal controls and SOPs
Required Qualifications
CA Preferred
Minimum 5+ years in Real Estate / Construction industry
Experience in handling multiple real estate projects preferred
Required Skills
Strong knowledge of Real Estate accounting
Project finance & funding expertise
Budgeting and financial modeling
Taxation and statutory compliance
Leadership and stakeholder management
ERP knowledge (SAP / Oracle / Real Estate ERP preferred)
