Job Title: Maintenance Manager

SUMMARY
Supervises maintenance operations for exterior and interior facilities, including electrical, refrigeration, plumbing, heating, cooling, structural, ground care, parking areas, and other maintenance work necessary to maintain the property in an optimum and efficient condition. Responsibilities include but are not limited to maintaining the Engineering shop in accordance with safety and FCC standards, executing and overseeing work orders, planning and scheduling maintenance activities, procuring parts and materials, enforcing safety protocols, and providing ongoing training and development for maintenance personnel.
ESSENTIAL DUTIES AND RESPONSIBILITIES

- Responsible for safety (monitoring and mentoring) of maintenance staff
- Check on personnel in the evenings and weekends as needed
- Keep track of tools and operational storage; ensure technicians have the proper tools for all tasks
- Oversee and manage day-to-day operations of maintenance technicians
- Manage the full work order lifecycle through CMMS, ensuring quality control and execution to Frenchman’s Creek standards
- Ensure timely response to service requests, including repair or replacement of interior fixtures and furnishings
- Plan and schedule maintenance activities to minimize disruption to guests and staff
- In conjunction with the Engineering Manager, deliver monthly safety and skills-based training
- Collaborate with the Engineering Manager to support technician development and operational training initiatives
- Oversee job completion and ensure staff have required tools and materials
- Provide troubleshooting and technical support to maintenance staff
- Conduct root cause analysis on equipment failures and implement corrective actions
- Manage Engineering shop to maintain high standards of safety and 5S principles
- Maintain inventory of consumables, PPE, tools, and critical spare parts
- Procure parts and materials necessary for maintenance operations
- Supervise vendor and contractor activity on-site
- Maintain equipment logs and documentation
- Maintain a clean, organized, and safe work environment
- Supervise and direct maintenance staff in daily operations
- Participate in after-hours on-call rotation, including weekend phone support and on-site coverage during peak season
- Support Hurricane Preparation Plan as part of emergency response
- Provide departmental and performance reports to the Chief Engineer
- Perform other duties as assigned

All technical levels of engineering, contractors, and contract labor.
EDUCATION AND/OR EXPERIENCE
High school diploma or equivalent required. Mechanical or equivalent training in chilled water systems, refrigeration, boilers, plumbing, air conditioning, general building systems, and construction. Higher education or equivalent experience providing a comparable background is acceptable.
- CMMS experience required
- Must hold required licenses or be qualified to obtain them
- Strong knowledge of HVAC, refrigeration, and general maintenance systems required
- Valid drivers license
- Fluent in English. Spanish is a plus.
REASONING ABILITY
Ability to solve practical problems, collect data, establish existing and deal with several abstract and concrete variables where limited standardization exists. Ability to interpret an extensive variety of instructions in diagram, written, and oral form.
PHYSICAL DEMANDS
The employee is regularly required to stand, walk, sit, use hands to finger, handle or feel, reach with hands and arms, climb or balance, stoop or kneel, crouch, crawl, talk, hear, taste, and smell. The employee must regularly lift and/or move up to 50 lbs, and occasionally lift and/or move up to 50+ lbs. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust to focus.
