We are looking for a seasoned Strategy & Business Development leader to drive leasing and growth for large-scale industrial and logistics park assets across India. This role will be instrumental in expanding market presence, securing marquee clients, and maximizing asset occupancy and revenue.
Key Responsibilities
1. Leasing & Revenue Growth
Lead end-to-end leasing for warehousing and logistics assets across India
Drive client acquisition across 3PL, e-commerce, FMCG, and manufacturing sectors
Manage the full deal lifecycle: lead generation, proposal development, negotiations, and closures
Achieve high occupancy levels (target: 90%+ for Grade A assets)
Structure commercially viable leasing deals (rentals, escalations, tenure, etc.)
2. Strategic Growth & Market Expansion
Develop and execute leasing and go-to-market strategies across regions
Identify opportunities in Tier 2/3 cities and emerging micro-markets in Tier 1 cities
Build market entry strategies for new geographies and greenfield developments
Track competitor activity and industry trends to unlock growth opportunities
3. Stakeholder & Client Management
Act as the primary interface for institutional clients, IPCs (International Property Consultants), and brokers
Build and maintain strong relationships with key clients and partners
Ensure high client satisfaction and 95%+ renewal/retention rates
4. Team Leadership
Lead and mentor a Pan India leasing and BD team
Set performance targets and drive execution across regions
Build a high-performance, client-focused team culture
5. Cross-functional Collaboration
Work closely with Projects, Legal, and Finance teams to ensure smooth deal closure and onboarding
Ensure all lease agreements are legally compliant and commercially optimized
Key Performance Indicators (KPIs)
Occupancy: 90%+ across assets
Revenue: Growth in leasing revenue and deal value
Client Retention: 95%+ renewals
Market Expansion: Entry into new geographies and micro-markets
Skills Required:
- 15–20 years of experience in industrial & logistics real estate leasing / business development
- Proven track record of large lease closures (>5 lakh sq. ft.)
- Experience with industrial & logistics park developers OR IPCs with significant leasing exposure
- Strong network across 3PL, e-commerce, FMCG, and manufacturing clients
- Strong negotiation and deal structuring capabilities (rentals, escalations, closures)
- Deep understanding of industrial & warehousing markets in India
- Expertise in market research, feasibility analysis, and location strategy
- Working knowledge of regulatory frameworks (RERA, GST, etc.)
- Demonstrated leadership and stakeholder management skills with ability to manage cross-functional teams
- Experience in building and scaling leasing portfolios across multiple geographies
- Strong client acquisition and relationship management capabilities
- Analytical mindset; exposure to data tools (Power BI, Tableau) is an added advantage
- MBA/PGDM in Marketing, Real Estate, or related field preferred
- Certifications such as RICS / CCIM are a plus
- Ability to operate in a high-growth, execution-driven environment with strong ownership and accountability
