Finance Manager — Real Estate & Construction
Work Mode: HYBRID |
Primary Location: Visakhapatnam
Hybrid expectations: Typically 3 days per week on-site (office/project sites) and up to 2 days remote. Regular travel to project locations in and around Visakhapatnam will be required.

Green Cascades Pvt Ltd is a growing real estate developer delivering residential villas, apartments and hospitality projects in and around Visakhapatnam. We are looking for an experienced, hands-on Finance Manager to lead finance, procurement and contract controls for multiple projects.
Position Summary
As Finance Manager you will manage project-level accounting and procurement activities across construction projects. You will ensure accurate project costing, timely statutory compliance (GST/TDS), robust procurement and vendor controls, and effective cashflow and budget management to support on-site project delivery.

Key Responsibilities (grouped For Quick Scanning)
Financial Management
- Oversee day-to-day accounting: general ledger, AP/AR, bank reconciliations, and project-wise books.
- Prepare MIS, project-wise financial tracking, cash-flow forecasts, cost variance analysis and monthly project reports.
- Develop and monitor project budgets; identify and drive cost-control measures.
Compliance & Tax
- Ensure accurate GST, TDS and other statutory filings; perform reconciliations and coordinate with tax consultants and auditors.
- Support statutory inspections and external audits with timely documentation and responses.
Procurement, Contracts & Inventory
- Manage procurement lifecycle: supplier sourcing, rate analysis, purchase/work order issuance and vendor negotiations.
- Maintain contractor agreements, retention schedules, contractor billing and contract amendments; resolve disputes and ensure compliance.
- Reconcile inventory/materials and maintain accurate stock accounting at project level.
Systems, Controls & Reporting
- Implement and maintain accounting in Tally and/or ERP systems (SAP/Oracle/other); ensure correct project coding and transaction posting.
- Establish and maintain strong internal controls, document retention and standard operating procedures for finance and procurement.
Stakeholder Coordination
- Coordinate with auditors, banks, consultants, statutory authorities and project teams to support funding, compliance and project execution.
- Support management with financial modelling, project funding arrangements and working capital planning.
Required Qualifications
- Bachelor's degree in Commerce, Finance, Accounting or related field.
- Minimum 10 years’ experience in real estate, construction or infrastructure with hands-on construction accounting and project finance exposure.
- Proven experience in procurement management, vendor management and contract administration (purchase/work orders, contractor agreements).
- Practical knowledge of GST and TDS compliance and coordination with tax/statutory authorities.
- Experience with Tally and/or ERP systems (SAP/Oracle/Sage etc.) and advanced Excel skills (pivot tables, VLOOKUP/XLOOKUP, conditional formulas).
- Strong communication, negotiation and organisational skills; ability to work across project sites.
Preferred Qualifications
- Experience with residential villa/apartment projects and familiarity with the Visakhapatnam vendor/contractor ecosystem.
- Exposure to construction ERP modules, retention accounting and integrated procurement systems.
- Knowledge of project funding, bank liaison and working capital management for construction projects.
- Certifications or training in taxation, ERP implementation or construction accounting are advantageous.
- Ability to independently run finance and procurement operations; retired professionals from relevant backgrounds welcome.
