Process Leader – CRE Investment Analysis

We provide virtual business process services to various types of overseas clients and this position is to be part of the team which provides underwriting support to a Real Estate Investment Firm from the US Mortgage industry. The Investment Analyst has the primary responsibility to work with other Development team members and the Executive Managing Director to report on key metrics, conduct market research and financial analysis, and administer internal reporting in accordance with our client's core values.

Responsibilities

  • Assist in the pursuit of new development business, conducts various market analysis and financial feasibility research, and conducts preliminary due diligence.
  • Creates a pro forma for new development including market information, operating expense data, and estimating hard and soft costs.
  • Assists with preparing investment memorandums as well as equity and debt offering memorandums.
  • Prepare and maintain key market metrics with a focus on forecast accuracy and market trends.
  • Perform market research and analysis of demographics, rents, and market demands for new development opportunities.
  • Monitor project performance and status and update internal reporting within the development portfolio as needed.
  • All other duties as assigned.

Tasks to be performed

  • Rent Comp and Amenity Analytics:
  • Description: Analyze rent comparables and amenities. This task is essential for evaluating property performance and competitive positioning.
  • Supply Study and Updating:
  • Description: Conduct and update supply studies. This task is important for understanding market supply dynamics and forecasting future trends.
  • IC Memo Support:
  • Description: Provide support for IC memos, including creating Google Earth maps, rent/sales/land comp tables and maps, and other sections that don’t require in-depth deal knowledge. This task helps streamline the memo preparation process and frees up time for project management.
  • Create, Maintain, and Update GIS Active Mapping:
  • Description: Maintain GIS active mapping, including links to zoning maps, housing elements, and specific plans. This task is vital for visualizing and managing spatial data related to real estate projects.
  • OM and Marketing Packages:
  • Description: Create OM (Offering Memorandum) and marketing packages. This task is crucial for presenting investment opportunities to potential investors and stakeholders.
  • Support for Underwriting New Deals:
  • Description: Provide support for underwriting new deals, including market comp surveys, tax comps, and muni/impact fees. This task is essential for evaluating the feasibility and profitability of new investment opportunities.
  • Sales Comparable Tracker with Details on CAP Rates:
  • Description: Track sales comparables with detailed information on CAP rates, specifying whether they are based on proforma or T12. This task is crucial for understanding market trends and making informed investment decisions.
  • State and Local City Real Estate Policies Summary Tracker:
  • Description: Summarize real estate-related policies (pending and passed) in jurisdictions where the company is active. This helps in staying updated with regulatory changes that could impact operations and investments.

  • Pipeline, PCR’s, and Monthly Reports.

  • Consultant Contract Setup/Addenda.

Qualifications And Experience

  • College degree in Commercial Real Estate, Finance, Business, Economics, or related field.
  • At least 5-10 years of direct commercial real estate underwriting experience with a strong understanding of real estate financials and economic drivers.
  • Expertise to include transitional, stable and construction underwriting especially with multifamily and mixed-use properties.
  • Strong modelling skills in Excel (including macros) and preferably third-party tools like Argus, CoStar, and REIS.
  • Advanced Excel financial modelling knowledge: exposure to JV/Waterfall structures is a plus
  • Critical thinker with a strong work ethic
  • Strong organizational skills with ability to prioritize and handle multiple projects simultaneously with minimal supervision
  • Detailed analytical and problem-solving abilities with acute attention to detail
  • Excellent interpersonal, writing and communication skills
  • Ability to multi-task while working independently in a fast-paced environment.

LOCATION: Remote

TIMINGS: USA Shift IST 5-00pm to 2-00am (EST 7:30am to 4:30pm)
