Factory Project Manager – Manufacturing Facility Setup

About the Role
Chipmates is setting up a state-of-the-art Electronics Manufacturing Services (EMS) facility near Chennai. We are looking for an experienced Factory Project Manager to lead the execution of our manufacturing facility setup and coordinate with contractors, consultants, and the landlord to ensure the plant is delivered on schedule and within budget.
This role will oversee the fit-out and infrastructure development required for an SMT electronics manufacturing facility, including cleanroom infrastructure, utilities, and production readiness.
Key Responsibilities
Project Execution
- Manage the end-to-end execution of the manufacturing facility setup
- Coordinate with contractors responsible for cleanroom, HVAC, electrical, fire protection, compressed air, and other infrastructure works
- Monitor project timelines, milestones, and deliverables
Vendor & Contractor Management
- Review and validate technical and commercial quotations from contractors and vendors
- Ensure scope completeness and alignment with manufacturing requirements
- Conduct technical discussions with vendors to clarify scope, specifications, and project deliverables
Landlord & Infrastructure Coordination
- Liaise with the facility owner on tenant improvement works and infrastructure readiness
- Ensure all landlord-provided utilities and structural provisions meet project requirements
Technical Oversight
- Verify the adequacy of facility infrastructure required for SMT manufacturing including:
- HVAC and environmental controls
- Cleanroom construction
- ESD flooring
- Electrical distribution
- Compressed air systems
- Fire protection systems
- Utility infrastructure
Installation Readiness
- Ensure the factory is fully ready for SMT equipment installation
- Coordinate facility readiness with machine vendors and installation teams
· Coordinate aggressively with external consultants to fast-track critical statutory approvals, primarily the Consent to Establish (CTE) from TNPCB and Factory Plan Approval from DISH, ensuring no delays to the operational launch.
Budget & Reporting
- Monitor project costs and track budget utilization
- Provide regular progress reports to management
- Identify risks and proactively propose solutions
· Implement strict budget controls. Verify and certify contractor Running Account (RA) bills against actual, verified physical progress on the shop floor before recommending payment to the MD.
Desired Candidate Profile
- 8–15 years of experience in industrial or manufacturing facility projects
- Prior experience in factory setup, plant expansion, or greenfield projects
- Strong understanding of HVAC, cleanroom systems, utilities, electrical, and industrial infrastructure
- Experience coordinating multiple contractors and engineering vendors
- Ability to review technical quotations and project scope
- Strong project management and stakeholder coordination skills
· Strong ability to read and interpret AutoCAD layouts, Single Line Diagrams (SLDs) for power distribution, and HVAC ducting plans.
Preferred Industry Experience
Candidates with experience in any of the following industries will be highly preferred:
- Electronics manufacturing

- Pharmaceutical cleanroom facilities
- Precision manufacturing plants
- Industrial manufacturing projects
