Primary
- To achieve excellence in preventive maintenance programs with highest standards and ensure energy conservation practices.
Secondary
- Achieve Key Performance Indicators and service level agreements targets
- Establish Engineering & Operational procedures and roll out the same
Responsibilities
- Subject Specialist ( All the responsibilities generally relate to the area of specialization mentioned above)
- Stack & Noise level monitoring, Equipment Efficiency test coordination, Radiator cleaning activity coordination, B & C check follow up, B check tracker, Analysis on consumption, yearly Equipment Health Checkup, Breakdown Tracker up dation.
- Coordination for Healthiness checkup of the system once in a year, related UPS & Battery checking on monthly basis.
- External area Lighting, Water body lighting, Food court lighting, Monitoring of Transmission losses both EB & DG, Breakdown Tracker updating, Monitoring of Distribution systems.
- Safety certificate renewal coordination with AMC vendor, Up keeping of Lift machine room, Statutory compliance display, Do & Don't s display,
- Plan & take responsibility for smooth operations of all Mechanical, Electrical, Plumbing installations and Civil works pertaining to the facility
- Ensure working of Pneumatic system, Water level controllers. Maintaining required water level. Tracking of water consumption.
- Used oil/ Fuel tracker updating. UP keeping Hazardous waste storage yard.
- Daily inspect the logbooks, checklists and PPM schedules for a better management of Engineering systems;
- Ensuring the accuracy of the meter readings, Coordination for repairs & replacement of Defective meters.
- Co-ordinating and following up with In-house team on PPM activities. Ensuring up keeping the documents
- Painting work coordination for central avenue, including Zebra cross, Curbs stone painting, all major painting work
- Monitoring Water Consumption
- To oversee and participate in Property management Initiatives
- Daily walk around to audit quality and consistency of M&E processes.
- Coordination of the CFT team during events
- To ensure there is proper reconciliation of inventory of materials, diesel, any commodity/consumable at site is done periodically
Responsibilities

- Checking of Deployment sheet on daily Basis, Random check on post wise duty, Coordination for their training, Validating of checklist, monitoring of all security reports , VMS, Water terminal, GPS & radio equipment, Updating Technical & security incidents to AM/PM, Incident report preparing along with RCA report, Monitoring visitor, vendor & materials record, Handling Evacuation Drill,
- Highlights any operational concerns to the projects & clients & follows up for closure.
- Ensure 5S and Digitization compliance
- Monthly Stock report update to AM & PM , Vendor bill tracking, Vendor payment tracking, Maintaining the min stock ( HK material, M&E material, Visitor sticker, log books), Maintaining the critical spares in co coordination with APMs, 5S implementation and up keeping the stores Maintenance of all critical fire equipment and FAS panels.
- Secondary Role
- Taking over shift from First/Second/Night Shift along with follow ups & reviewing Occurrence book
- Follow up of Pending & ongoing works
- Inspecting LT room , Fire Pump room, DG/ sync room, Ciller Plant, HT yard, Lift machine and validating all Checklist, Log book, Technician occurrence books
- Vendor coordination , issuing the work permits & Visiting the vendor work spot after issuing the work permits
- Attending Client calls & complaints
- Monitoring & controlling the traffic at main gate & central avenue
- Providing supporting document for processing IPR, Invoice, like Measurement sheet checking, work completion report
- Preparing & sending Daily report
- Updating the HSD , Water consumption Tracker,
- Walk around of the campus twice in a day for checking Security, HK & M&E team alertness,
- General rounds of all campus
- Preparing the snag points and assigning to the dedicated team
- Documentation up keeping
Responsibilities
b. Secondary Role
- Ensures all documents related to the equipment, infrastructure is to be maintain
- Actively participate and manage hand over and takeover of client spaces & snag preparation and rectification
- Conduct contractor monitoring and review meetings on a monthly basis or as necessary
- Ensure M&E personnel maintain uniform and personal hygiene standards.
Responsibilities
c. Statutory
- Updating of PCB statutory board, Air & Water consent renewal, HSD license renewal, Lift safety certificate renewal coordination, Hazardous Waste Management consent renewal, ambient air quality monitoring and coordination with required statutory bodies.
- Work closely with Property manager to ensure all the vendor service providers adhere to statutory norms at all times.
- Ensure CEIG’s, and DG Returns made in time
- Handling of Hazardous / special waste as per KSPCB norms
