Job Description (JD) – Dy. VP (Cluster Head)
Location : Goa
Reporting To: Sr. VP / Construction Head
Role Purpose
To lead and manage end-to-end execution of multiple real estate projects (Low-rise Apartments / Villas), ensuring delivery within defined timelines, cost, and quality standards while aligning with business objectives and management expectations.
Key Responsibilities:
1. Project Execution & Delivery
* Drive end-to-end execution from inception to handover (Full Project Life cycle)
* Ensure adherence to project timelines, budgets, and quality benchmarks
* Monitor construction progress (structure, MEP, finishing)
2. Planning & Monitoring
* Prepare and track detailed project schedules in coordination with Planners (baseline vs actual)
* Identify risks, delays, and mitigation strategies
* Ensure milestone-based execution
3. Cost & Commercial Control
* Monitor project budgets and cost optimization
* Control cost overruns and ensure efficient resource utilization
4. Contractor & Vendor Management
* Finalize contractors in coordination with contract team
* Monitor contractor performance, billing, and compliance
* Resolve execution challenges proactively
5. Stakeholder Management
* Coordinate with internal teams: Design, Procurement, Contract, Quality, Safety , CRM & Facility.
* Ensure alignment across all stakeholders for smooth execution
* Represent project status in leadership reviews
6. Quality & Safety
* Ensure adherence to quality standards and SOPs
* Implement strong quality control systems
* Drive safety practices across all sites
7. MEP & Finishing Integration
* Ensure seamless coordination between civil, MEP, and finishing works
* Avoid rework through proper planning and execution
Key Requirements:
* Education: B.Tech / BE (Civil).
* Experience: Minimum 20 years in real estate / construction
* Strong exposure to Apartments / Villa
* Experience in handling multiple projects or large clusters
* Strong leadership and team management skills
* Excellent communication and stakeholder management
