By partnering with visionary landowners to design and manage Salutogenic, theme-based luxury townships, we are scaling rapidly with a Gross Development Value (GDV) pipeline exceeding ₹46,000 Crores. To lead our aggressive expansion into Delhi NCR and North India, we are seeking a highly networked, strategic, and transaction-hardened Chief Operating Officer (COO) – Business Development.
Role Summary
- Position: Chief Operating Officer (COO) – Business Development (North India)
- Location: Delhi NCR (Corporate Office / Regional Headquarters)
- Key Mandate: Identify, negotiate, structure, and close large-scale land joint developments (JD), outright acquisitions, and government public-private partnerships (PPP) to scale Della’s township footprint in North India.
Key Responsibilities
- Strategic Land Sourcing & Business Development
- Origination: Proactively source large land parcels (typically 100 to 1,000+ acres) suitable for integrated luxury townships, branded residences, and themed developments.
- Landowner Partnerships: Identify and build deep relationships with high-net-worth land aggregators, legacy families, corporate houses, and institutional landowners to pitch Della’s joint development(JD) partnership model.
- Deal Structuring, Underwriting & Closure
- Transaction Execution: Take complete ownership of the deal lifecycle—from initial sourcing, financial understanding, and cashflow modeling to final definitive agreement signing.
- Complex Deal Structuring: Lead negotiations on complex joint
joint development agreements (JDA), revenue-share models, and development management (DM) contracts.
- Due Diligence: Coordinate with legal, technical, and financial teams to conduct airtight title searches, regulatory due diligence, and feasibility studies.
- Leadership & Regional Operations
- P&L Ownership: Run the North India business development vertical as an independent profit center, aligning regional growth with corporate GDV targets.
- Brand Representation: Act as the primary face of Della Townships in North India, building high-level trust with financial institutions, land brokers, legal firms, and local developers.
Candidate Profile
Experience & Background
- Overall Experience: 12-15 years of experience in Real Estate Business Development, Land Acquisition, or Corporate Real Estate, with at least 5–7 years in a leadership role (VP, President, or COO).
- Proven Track Record: Crucial requirement. A demonstrable history of successfully closing multiple high-value, large land deals (JDs/JVs/Outright) exceeding 100+ acres in Delhi NCR/North India.
- Network: An extensive, active rolodex of top-tier land aggregators, real estate brokers, HNIs, and local developers in North India.
