Role Description This is a full-time, on-site Co-working Spaces Business Development Manager (BDM) role based in Bengaluru. The BDM will be responsible for identifying and closing new business opportunities for co-working spaces, including lead generation, prospecting, and managing the entire sales cycle from outreach to contract signing. Daily responsibilities include conducting market research on target segments, meeting potential clients (startups, SMEs, large enterprises, and freelancers), presenting co-working solutions, and negotiating commercial terms. The role involves building and maintaining a strong sales pipeline, tracking opportunities in CRM tools, and collaborating with operations, marketing, and finance teams to ensure smooth onboarding of new clients. The BDM will also gather feedback from existing clients, monitor occupancy and revenue metrics, and support local marketing initiatives and events to increase brand visibility and demand.
Qualifications
- Proven experience in business development, sales, or account management, preferably in co-working, commercial real estate, flexible workspace, or related service industries.
- Strong client-facing skills, including prospecting, networking, relationship building, and managing negotiations with decision-makers.
- Ability to conduct structured market research, analyze local demand and competition, and translate insights into actionable sales strategies.
- Comfort with sales targets, pipeline management, and use of CRM or similar tools to track leads, opportunities, and conversions.
- Excellent verbal and written communication skills, with the ability to deliver clear presentations and proposals to diverse client groups.
- Strong organizational and time-management abilities, including managing multiple leads, site visits, and closing activities concurrently.
- Collaborative mindset, able to work closely with operations, marketing, and finance teams to ensure high-quality client onboarding and retention.
- Bachelor’s degree in Business, Marketing, Real Estate, or a related field is preferred; equivalent practical experience in sales or business development will also be considered.
- Knowledge of the Bengaluru commercial real estate or startup ecosystem is an advantage, along with familiarity with pricing models for co-working and managed office solutions.
