Key Responsibilities
Strategic Procurement for Workspace Projects
- Develop and execute procurement strategies aligned with IndiQube’s design standards, project timelines, cost targets, and multi-location delivery requirements.
- Optimize procurement processes for scalability, transparency, and efficiency across all IndiQube sites.
- Monitor market trends in construction materials (Cement, steel (TMT / ISMBs), aggregates, Shuttering boards, finishes items), outdoor furniture, lighting, water bodies, Facade, water proofing, pavers, canopies, boundary wall, external land surveying, structural consultant, soil consultant solutions relevant to workspace development.
Vendor Development & Management
- Identify, evaluate, and onboard vendors, manufacturers, and contractors who meet IndiQube’s quality benchmarks and delivery capabilities.
- Negotiate pricing, payment terms, warranty conditions, and delivery schedules to maximize value.
- Maintain strong vendor relationships to ensure consistent quality, reliability, and compliance with IndiQube’s fit-out standards.
- Develop alternative vendor networks to mitigate supply risks and support new city expansions, which includes north, south, east and west.
Procurement Operations & Project Coordination
- Manage day-to-day purchasing activities including RFQs, purchase orders, comparative statements, and final order closures.
- Coordinate with project managers, architects, and design teams to understand material specifications and site requirements.
- Track material deliveries across multiple project locations, ensuring zero delays to fit-out schedules.
- Troubleshoot supply chain gaps, escalate critical issues, and drive proactive solutions.
Cost Control & Documentation
- Maintain accurate purchasing records, rate contracts, vendor performance logs, and material databases.
- Work with finance teams on budgeting, cost tracking, and invoice reconciliation.
- Evaluate cost-saving opportunities without affecting quality or user experience.
- Ensure compliance with IndiQube’s procurement policies and audit standards.
Required Skills & Competencies
- Deep understanding of construction materials, commercial office space and campus development, MEP procurement build-out requirements.
- Strong negotiation, analytical, costing, and vendor management capabilities.
- Ability to thrive in a fast-growing, multi-project, multi-city environment.
- Proficiency in ERP/purchase management systems and MS Office tools.
Preferred Qualifications
- Bachelor’s degree in Civil engineering for a reputed university, Engineering, Interior Design, or related field.
- 5-7 years of relevant experience in civil procurement, preferably with workspace, real estate, construction, or fit-out companies, PMC, design build firms, General contractor, co-working or managed office solution providers.
