L&T Metro Rail (Hyderabad) Limited (L&TMRHL), a subsidiary of Larsen & Toubro, is the concessionaire responsible for the design, build, finance, operation, and maintenance of the Hyderabad Metro Rail Project under a Public-Private Partnership (PPP) model. Established in 2010, L&TMRHL operates one of India’s largest metro rail networks, spanning 69.2 km with 57 stations across three corridors, providing safe, sustainable, and efficient urban mobility to millions of commuters. About the Role
We are looking for a dynamic and result-oriented Retail Leasing Professional to drive leasing initiatives, tenant acquisition, and revenue generation for our retail assets (Malls, Station Retail). The ideal candidate will have strong networking abilities, experience in mall leasing, and a passion for creating vibrant retail destinations through strategic tenant mix and commercial excellence.
Key Responsibilities
- Support the implementation of retail leasing strategies, including space planning, zoning, and tenant mix optimization.
- Identify and engage prospective tenants through lead generation, networking, market outreach, and presentations.
- Build and maintain relationships with retail brands, IPCs, brokers, consultants, and industry stakeholders.
- Conduct market research, competitor analysis, and tenant mapping to identify leasing opportunities.
- Assist in negotiations, commercial discussions, and closure of leasing transactions.
- Coordinate with Projects, Design, and Operations teams to facilitate tenant fit-outs and ensure timely store openings.
- Prepare and manage leasing documentation including LOIs, SLAs, SLDs, and other agreements.
- Monitor collections related to IFRSDs, Sub-License Fees, CAM charges, utility dues, and other tenant-related receivables.
- Support mall activation initiatives through events, promotions, and marketing activities that drive footfalls and sales.
- Track and report key business metrics such as occupancy, rentals, CAM recovery, footfalls, and trading densities.
- Ensure compliance with statutory regulations, local bye-laws, and internal policies related to leasing and mall operations.
- Identify and support additional revenue opportunities through signage rights, events, sponsorships, parking, and other monetization initiatives.
- Collaborate with cross-functional teams to enhance customer experience and ensure seamless mall operations.
