JOB DESCRIPTION

Position: Chief Executive Officer (CEO)

Budget:- 60-70 LPA

Industry: Real Estate / Construction / Infrastructure

Location: Bhubaneswar, Odisha

Reporting To: Board of Directors

1. Role Overview

The Chief Executive Officer (CEO) will be responsible for providing strategic, operational, and financial leadership to Oriom Realty, driving its vision of becoming a benchmark in quality, innovation, and sustainable real estate development.

The CEO will oversee end-to-end business operations, including project execution, business development, financial performance, sales & marketing, and organizational growth. The role demands a visionary and execution-focused leader capable of scaling the business, ensuring profitability, and strengthening market positioning.

  • Oversee execution of key residential projects:
  • High-Rise G+36 Residential Towers – Subudhipur, Bhubaneswar, Odisha (5.26 acres / 16 lakh sq. ft.)
  • Grand Residential Colony – Pitapali, Bhubaneswar, Odisha (25 acres / 40 lakh sq. ft.)
  • Luxury Villas – Berhampur, Odisha (14 acres / 10 lakh sq. ft.)
  • Luxury Villa & Multi-Storied Development – Jharsuguda (54 acres / 25 lakh sq. ft.)

2. Key Responsibilities

A. Strategic Leadership & Business Growth

  • Define and execute the long-term vision, strategy, and growth roadmap for the organization.
  • Identify opportunities for business expansion, diversification, and new market entry.
  • Lead land acquisition, joint ventures, and strategic partnerships.
  • Monitor market trends, competition, and regulatory changes to drive strategic advantage.

B. Business & Project Management

  • Provide overall leadership for execution of key projects including high-rise residential, townships, and villa developments.
  • Ensure timely project delivery, adherence to quality standards, and cost control.
  • Establish robust project governance systems, including milestone tracking and risk mitigation.
  • Oversee performance of contractors, consultants, architects, and internal teams.

C. Financial & Commercial Management

  • Drive financial planning, budgeting, forecasting, and project costing.
  • Ensure profitability, cost optimization, and efficient capital allocation.
  • Manage relationships with banks, investors, NBFCs, and financial institutions.
  • Lead funding strategies including project financing, debt, and equity structuring.


D. Sales, Marketing & Brand Development

  • Develop and execute sales strategies, pricing models, and revenue plans.
  • Strengthen brand positioning in premium and luxury residential segments.
  • Drive customer acquisition, channel partner networks, and digital marketing initiatives.
  • Ensure high levels of customer satisfaction and post-sales service excellence.

E. Land Acquisition & Business Development

  • Identify and evaluate land parcels and development opportunities.
  • Lead negotiations for joint development agreements (JDAs), acquisitions, and partnerships.
  • Build a strong pipeline of projects aligned with long-term growth strategy.

F. People & Organizational Leadership

  • Build and lead a high-performing leadership team across functions.
  • Drive a culture of performance, accountability, and innovation.
  • Align HR strategy with business objectives including talent development and succession planning.
  • Foster collaboration across project, sales, finance, and support functions.

G. Governance, Compliance & Risk Management

  • Ensure compliance with RERA, local authorities, environmental and statutory regulations.
  • Establish strong governance frameworks, internal controls, and ethical practices.
  • Report regularly to the Board on performance, risks, and strategic initiatives.
  • Identify and mitigate operational, financial, and regulatory risks.

3. Desired Qualifications

  • Bachelor’s Degree in Civil Engineering / Architecture – Preferred
  • MBA / PGDM / Master’s in Business Management / Real Estate – Highly Preferred
  • Additional certifications in Project Management / Finance / Real Estate Development are advantageous

4. Desired Experience

  • 15–25 years of experience in real estate / infrastructure development
  • Minimum 5–8 years in senior leadership roles (CEO / COO / Business Head)
  • Proven track record in delivering large-scale residential / township / high-rise projects
  • Experience in managing multi-location and multi-project operations
  • Strong exposure to premium and luxury housing segments
  • Strong understanding of Odisha real estate market and regulatory framework (RERA)
  • Well-established network with industry stakeholders, financial institutions, and government bodies .
