<div><strong>JOB DESCRIPTION:</strong></div><div>A Maintenance Tech is responsible for various duties associated with keeping a building in excellent shape in terms of visual appeal, function, and safety for the individuals in the building. </div><div><strong>ESSENTIAL DUTIES:</strong></div><ul>
<li>Perform routine preventive maintenance to ensure that building systems operate efficiently and that the physical conditions of buildings do not deteriorate</li>
<li>Perform maintenance tasks such as carpentry, painting, plumbing, HVAC, roofing, and electrical repairs to ensure that the building is properly maintained</li>
<li>Clean and repair building fixtures including lights, locks, windows, doors, screens, walls, floors, gutters and drains</li>
<li>Operate and perform routine maintenance and repairs on HVAC equipment and related systems</li>
<li>Must possess a varied skill set; they can be expected to handle electrical, plumbing, painting, masonry, roofing, HVAC systems, and many other issues that arise in a building<br> <ul><li>One day Maintenance Techs may be changing air conditioner filters and light bulbs; the next day, they may be dealing with a flooded basement, and, the day after that, they may be replacing worn-out carpeting</li></ul>

<li>Requires light troubleshooting abilities for a variety of different types of machinery and equipment like HVAC, electricity, plumbing and occasionally janitorial or lawn maintenance</li>
<li>Assess and take care of any minor issues which arise in a building</li>
<li>Complete work orders assigned by front desk and housekeeping departments</li>
<li>Communicate safety issues to management</li>
<li>May be required to operate company vehicles and heavy equipment, as needed</li>
<li>May be required to handle janitorial duties such as waxing floors, vacuuming carpets, and cleaning windows</li>
<li>Any and all duties assigned by management</li>

<li>Must be at least 18 years old</li>
<li>Must have minimum of six months experience working in related field (hospitality preferred)</li>
<li>Must have reliable transportation</li>
<li>Must have valid Florida Drivers license and good driving record</li>
<li>Must be able to pass pre-employment testing (i.e. drug test, background check, etc)</li>
<li>Must have full availability and be able to work days, evenings, nights, weekends, and holidays</li>
</ul><div><strong>KNOWLEDGE / SKILLS / ABILITIES:</strong></div><ul>
<li>Ability to read, write and speak English (multi-lingual a plus)</li>
<li>Ability to understand, follow and give written and oral instructions</li>
<li>Ability to deal with stressful conflicts involving groups of people, individuals, and co-workers</li>
<li>Ability to work harmoniously with fellow employees and guests</li>
<li>Ability to attend educational courses to enhance knowledge</li>
<li>Follow all company policies and procedures</li>
<li>Ensure uniform and personal appearance are clean and professional</li>
<li>Thank guests with genuine appreciation</li>
<li>Speak with others using clear and professional language</li>
<li>Develop and maintain positive working relationships with others</li>
<li>Ability to work indoors and outdoors, including intense or inclement weather conditions</li>
<li>Abilities (<8 hours per day) reach, bend, twist, pull, push, grasp, walking, standing, stooping, kneeling, running, sitting, climbing, reaching overhead and bending</li>
<li>Ability to frequently (<5 hours per day) lift up to 60 pounds of weight to chest height</li>
