POSITION: Director of Consulting
REPORTS TO: VP, Client Services
COMPENSATION: Pursuant to Colorado regulations, if this job is performed in Colorado, the salary range is $110,000 -$120,000 plus bonus potential. SUMMARY
The Director of Consulting leads the firm’s vertically integrated consulting platform, providing data-driven research and actionable recommendations to institutional investors and developers. This role oversees comprehensive due diligence, market analysis, and operational strategies for student housing, conventional multifamily, build-to-rent, and affordable housing sectors. The Director ensures the vertical leverages nationwide data from across the firm to provide an unbiased, "best-in-class" client experience.
ESSENTIAL STRATEGIC DUTIES
The Director is responsible for the oversight of four key service areas:
- Pre-Development Strategy: Direct the assessment of ground-up feasibility including unit mix recommendations, rate setting, and strategic positioning.
- Due Diligence Leadership: Oversee the execution of lease file audits, physical inspections, and historical financial analysis for high-volume transactions.
- Data-Driven Market Analysis: Lead the team in tracking over 140+ markets to deliver insights on supply/demand trends, rent growth, and demographic shifts.
- Operational Support Oversight: Advise clients on staffing plans, lease-up and stabilized budgets, and capital planning to ensure long-term asset performance.
- Executive Client Relations: Serve as the primary point of contact for developers and investors, exceeding expectations through professional representation and responsive communication.
- Trend Identification: Analyze inflation impacts, development trends, and economic shifts to guide client investment strategies.
- Cross-Functional Synergy: Foster collaboration between the Consulting team and the broader firm to leverage nationwide operational data for more accurate client forecasting.
- Team Management: Directly manage the performance of the Consulting team by establishing clear performance standards, and providing professional development.
QUALIFICATIONS
- Experience: 8–10+ years of institutional real estate experience.
- Industry Knowledge: Deep expertise in Student Housing, Multifamily, and Build-to-Rent product types.
- Technical Skills: Expert-level proficiency in MS Excel and complex financial modeling for pro-formas.
- Education: Bachelor’s degree in Real Estate or a related field required.
- Leadership Qualities: Strong ethical compass, high-level analytical skills, and a "Humble and Hungry" mindset aligned with the firm's culture.
WORK ENVIRONMENT & TRAVEL
- Office & Site Exposure: Work is conducted in an office environment but requires frequent exposure to outside elements during site visits and physical inspections.
- Travel: Local and overnight travel is required for client visits, training, and property assessments across the national portfolio.
