Summary/Objective
This position is responsible to ensure the timely & accurate processing of all payoff statements, payoff posting and releases to ensure state/legal compliance, monitoring of recording fee requirements and for the loading/data integrity of the Fiserv system.
Essential Functions
- Ensure Payoff Statements are generated accurately and in a timely manner.
- Ensures payoff funds are posted accurately and in a timely manner.
- Ensures refunds are issued to the borrower within 15 days of payoff.
- Ensures Reinstatement Statements are generated accurately and in a timely manner.
- Ensures Payoff Requests are processed timely
- Ensures the tracking of procedures/tasks and status reports are identified, compiled & prepared in a timely manner to minimize the risk and exposure of fines and penalties
- Ensuring emails are handled in a timely manner
- Work with other departments as questions or issues arise
- Identifies, researches, and assists with implementation of functional efficiencies to improve productivity and efficiency
- Completes other duties and special assignments as needed.
- Primary customers of this position and type of contact: This position interacts externally with Corporate Counsel, investors, realtors, attorneys, title companies, banks, mortgagors, county recorders, FDIC, other mortgage companies, Secretaries of State, and custodians, as well as internally with intra-departmental staff members and departments
- Responsible for meeting legal requirements and following internal policies

Work Environment
- This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, and fax machines. Ability to sit for long periods of time is essential.
Position Type and Expected Hours of Work
- This is a full-time position. Days and hours of work are Monday through Friday, 7:00 a.m. to 4 p.m.
Education and Experience
- One- year mortgage servicing experience in a fast-paced environment
- Working knowledge of mortgage documents, chain of title and legal terminology
- Ability to interpret investor guidelines & servicing agreements
- Working knowledge of state specific criteria for preparing mortgage releases
- Proficient in Word and Excel
