About The Role
This is not a back-office billing role. This is complete commercial and billing control of the project.
We are looking for a highly experienced and aggressive Billing Head who can take full ownership of contractor billing, labour contractor billing, estimation, BOQs, work orders, quantity verification, cost tracking, commercial negotiations, and ERP-based commercial operations for a luxury residential project in Anjuna, North Goa.
You will be expected to control billing cycles, eliminate commercial delays, prepare accurate estimates, negotiate aggressively with contractors, and ensure complete commercial control across the project.
If you cannot handle pressure, close bills aggressively, prepare commercial comparisons, negotiate strongly, and maintain strict cost control — this role is not for you.

What You Will Be Responsible For
Contractor Labour Billing Management
- Handle end-to-end contractor and labour contractor billing processes
- Verify contractor and labour bills as per executed quantities and approved BOQs
- Ensure accurate quantity verification before certification and payment processing
- Track running bills, final bills, extra items, and variation orders
- Maintain reconciliation of labour bills and executed quantities
- Ensure billing cycles are completed without unnecessary delays
Estimation, BOQ Commercial Management
- Prepare detailed project estimates, BOQs, and quantity take-offs
- Prepare and manage work orders through ERP systems
- Create comparison sheets for vendor and contractor evaluations
- Conduct rate analysis and commercial evaluation of work packages
- Cross-check executed quantities with drawings and site progress
- Monitor variation items and additional scope works strictly
- Ensure complete commercial accuracy across all packages
Contractor Negotiation Procurement Coordination
- Negotiate rates, terms, and commercial conditions with contractors and vendors
- Coordinate with procurement and project teams for finalization of packages
- Ensure cost-effective vendor selection without compromising execution quality
- Support management during commercial discussions and package finalization
- Maintain strong commercial control over contractor claims and variations
Cost Control Commercial Monitoring
- Monitor project costs and package-wise billing status aggressively
- Identify commercial risks, wastage, and cost leakages
- Track budget utilization against approved work orders and estimates
- Maintain strict control over project commercial performance
- Support management in commercial planning and profitability tracking
Coordination, ERP Reporting
- Coordinate with Project Managers, procurement, accounts, consultants, contractors, and site teams
- Work efficiently on ERP systems for:
- Work orders
- Billing
- Estimation
- Material tracking
- Commercial reporting
- Maintain billing trackers, comparison sheets, reconciliation statements, and MIS reports
- Maintain professional communication through emails and reporting systems
Reporting Compliance
- Prepare daily, weekly, and monthly commercial reports
- Maintain billing records, measurement sheets, work orders, and approval documentation
- Ensure compliance with contractual and commercial terms
- Support audits and management reviews whenever required
Who Should Apply
We Want Someone Who:
- Has 10–15 years of hardcore billing, estimation, and commercial experience
- Has worked on:
- Luxury residential projects
- High-rise projects
- Hospitality or commercial projects
- Has strong expertise in:
- Contractor billing
- Labour contractor billing
- Estimation costing
- BOQs quantity surveying
- Work order management
- Contractor negotiations
- Understands drawings, measurements, and commercial documentation thoroughly
- Can manage multiple contractors and commercial packages simultaneously
- Can work aggressively under pressure and strict timelines
- Is commercially strong, detail-oriented, and execution-focused
- Takes ownership instead of giving excuses
Required Skills
- Strong knowledge of contractor billing, labour billing, BOQs, estimation, and work orders
- Expertise in comparison sheets, rate analysis, reconciliation, and variation management
- Strong contractor negotiation and commercial coordination capabilities
- Well-versed in MS Excel, ERP systems, and billing/commercial software
- Strong MIS reporting and documentation skills
- Good professional email drafting and coordination skills
- Ability to read drawings and verify quantities accurately
