COORDINATOR, FACILITY MAINTENANCE FOR PUBLIC AREAS




ROLE SUMMARY:



The Facility Maintenance Coordinator ensures the safety, functionality, and visual appeal of external spaces at Belgrade Waterfront masterplan through daily inspections, vendor collaboration, and adherence to health, safety, and environmental standards. This role is responsible for maintaining the safety, functionality, and visual appeal of public areas through coordination of routine inspections, maintenance activities, and contractor work.. The role also involves managing landscaping, irrigation, waste and recycling, and hazardous material removal, while supporting Masterplan operations in alignment with Eagle Hills guidelines.



KEY RESPONSIBILITIES:


  • Conduct structural assessments of outdoor facilities to identify required repairs or renovation needs.
  • Conduct regular inspections of streets, walkways, parks, and landscaping to identify safety hazards, damage, or cleanliness issues.
  • Plan and execute preventive maintenance tasks, including pavement repairs, signage upkeep, lighting checks, irrigation system servicing, and green-space care.
  • Coordinate external service providers and conduct regular inspections to ensure outdoor facilities meet agreed service levels, safety standards, and aesthetic requirements.
  • Coordinate with construction teams and external contractors to integrate maintenance activities into the broader construction schedule without disrupting progress.
  • Manage corrective maintenance, responding promptly to reported issues such as vandalism, drainage blockages, or damaged fixtures.
  • Coordinate removal of hazardous materials from employee and guest-accessible areas.
  • Ensure compliance with local regulations, safety standards, and environmental guidelines for public space maintenance.
  • Provide on-site supervision during special events or community activities held within public areas.
  • Maintain accurate records of inspections, work orders, and maintenance logs in the facility management system.
  • Maintain accurate records of both recurring and ad-hoc facility expenses according to approved budget.


QUALIFICATION AND EXPERIENCE:


  • Minimum requirement secondary vocational education in civil engineering or architecture, or a higher education degree in the same fields
  • Minimum of 3–5 years in outdoor facility management, municipal services, or public space operations
  • Track record of coordinating contractors and external service providers
  • Experience planning and executing both preventive and corrective maintenance


SKILLS AND COMPETENCIES:


  • Understanding of FM operations and service delivery standards
  • Technical knowledge of infrastructure systems
  • Solid knowledge of health, safety, and environmental regulations relevant to outdoor facilities
  • Strong organizational and time-management skills for coordinating daily inspections and maintenance tasks
  • Excellent communication and stakeholder management skills (employees, contractors, clients)
  • Attention to detail and commitment to quality standards in facility upkeep and presentation
  • Proactive, adaptable approach to changing schedules and emergent issues
