Hiring: Assistant Vice President - Retail Leasing | Real Estate / Commercial Assets | Delhi / Gurgaon
We are partnering with a global developer and operator of high-quality real estate assets to hire an Assistant Vice President - Retail Leasing to be based in Delhi / Gurgaon, who will play a critical role in driving the company’s operational excellence, sustainability, and asset performance strategy.
Our client is active in nearly all real estate sectors, including office, retail, multifamily, hospitality, and logistics, operating more than 1500 properties and over 280 million square feet of real estate in gateway markets.
Role Overview:
- To formulate and implement leasing strategies for overall retail portfolio including F&B of developer's corporate parks
- To lease vacant retail and F&B areas in the assets and maximize revenue through events/promotions
- To meet & exceed the business plan leasing numbers
- Lease lifecycle management & tenant relationship management
Key Responsibilities:
- Formulate the leasing strategy and develop the leasing plan based on market intelligence for overall retail portfolio including F&B of corporate parks
- Formulate the zoning plan and the brand/ product category mix based on target customer segment, market positioning of the retail portfolio
- Responsible for all leasing functions, including site visits, making commercial proposals, reviewing and negotiating lease transactions and agreements
- Carry out substantive business development work to secure new leads, proposals and pitches to add to the overall leasing deals done by the team
- Handling of client meetings and site visits to apprise them on micro level site information
- Developing leasing strategies and advising the management with inputs on local market conditions, competition, business trends, potential challenges and working on strategies to counter such challenges
- Conducting competitor analysis by keeping abreast of market trends, demand supply, etc
- Build & maintain relationship with IPCs/local brokers for lease transactions
- Ensuring timely renewals of tenants lease and completion of documentation
- Act as a liaison between tenants, in-house personnel, outside counsel, consultants and brokers to negotiate, prepare and review commercial proposals/LOI/Lease deeds/maintenance agreements
- Manage and direct the daily activities of the leasing operations department in accordance with organization policies and standards
- Oversee completion of all necessary lease and other onsite documentation and ensure proper customer service
- Develop and implement policies and procedures to improve efficiency and revenue of the department
- Understands lease language and is comfortable with drafting and reviewing commercial leases, letters of intent and other lease documents
- Represent the company in a professional manner and attend networking events to secure new business contacts
- Oversee internal lease review process
- Maintain a tracking database of all portfolio leasing matters
- Build pipeline for future supply through BD activities
- Collaborate and drive outcomes through internal stakeholders like Legal, Finance, Operations, Projects, Design, Compliances, PMO
- Own & manage existing tenant relationships
- Timely & accurate management reporting
Job Specification:
- Post graduation in disciplines like management/ marketing/ finance from reputed institutions
- 15-18 years of experience in retail real estate
- Worked in Delhi-NCR retail real estate market for at least 4 to 5 years
- Confident and presentable
- Excellent interpersonal skills
- Ability to motivate others
- Good sense of market and leasing strategies
- Ability to build & maintain relationships
Criteria:
a) Technical
- Knowledge of performing as well as stable retail and F&B brands in the industry
- Understanding of floor plans, MEP services & designs of retail development
- Understanding of efficiency factors
- Deep understanding of lease documents like LOI, ATL, LD, MSA, Parking Agreements, Addendums etc
- Understanding of CAM calculations
- Strong negotiation skills
- Understanding of the local leasing market & market factors
