As we continue expanding our dark store network across cities, real estate selection and expansion strategy play a critical role in ensuring operational efficiency, customer reach, and scalable growth.
Role Overview
We are looking for an Assistant Manager — Real Estate (Property Scouting) to lead property identification, evaluation, negotiation, and closure for dark store expansion.
You will act as our eyes on the ground for expansion, responsible for finding and closing the right locations faster than the market moves. This role combines data-driven catchment analysis with strong commercial instinct and relationship-building capability to secure high-potential properties across target markets.
This is a high-ownership, high-travel, and high-impact role.
Key Responsibilities
- Location Scouting & Market Research:
- Identify and evaluate potential dark store locations across target geographies based on catchment area logic, demand density, competition mapping, and last-mile serviceability
- Maintain a live pipeline of shortlisted properties with scoring across defined selection criteria
- Partner with the Data and Analytics team to validate location decisions using order density heatmaps and expansion models
- Conduct on-ground market research and micro-market analysis for expansion planning
- Landlord & Legal Negotiations:
- Initiate and lead direct negotiations with property owners covering rent, fit-out contributions, lock-in periods, and exit clauses
- Coordinate with legal counsel to ensure lease documentation is commercially favourable and operationally secure
- Build and maintain strong relationships with brokers, landlords, and local market stakeholders across expansion cities
- Deal Closure & Handover:
- Drive lease closures end-to-end within defined timelines and commercial guardrails
- Ensure smooth handover to the Procurement & Setup team post-signing with complete documentation and detailed site notes
- Track and report expansion funnel velocity including properties scouted, shortlisted, negotiated, and signed
- Ensure all property documentation and compliance records are properly maintained
What We’re Looking For
- 3–5 years of experience in commercial real estate, retail expansion, or location strategy
- Prior experience in quick commerce, food-tech, retail chains, logistics, or related industries preferred
- Proven track record of independently closing commercial lease deals
- Strong understanding of catchment analysis, micro-market dynamics, footfall mapping, and demand evaluation
- Excellent negotiation skills with the ability to directly engage property owners and brokers
- Comfortable with frequent travel across expansion cities
- Strong commercial understanding and execution capability
