WHAT YOU WILL DO:
Tasks listed below are not an exhaustive list of all the tasks that may be required for this position.
- Working independently and/or in collaboration with investments and acquistion team, identify and analyze multifamily investment opportunities.
- Research and analyze target markets and asset classes.
- Conduct detailed market services and develop quantitative/qualitative analyses of competitive landscape.
- Participate in and oversee due diligence process for targeted multifamily acquisition projects.
- Underwrite the value of multifamily real estate acquisition projects by developing and applying quantitative analytical models.
- Participate in conducting and managing the due diligence process on targeted acquisition projects.
- Collect and integrate project data, including construction cash flow requirements, operating income and expense projections, and financing assumptions.
- Review acquisition and disposition schedules to assist in placement and/or refinancing of project level debt.
- Create and maintain debt and equity summary information, including comprehensive financial investment analysis and modeling.
- Interface with various joint-venture partners, financial institutions, attorneys, brokers, and other advisors/consultants.
- Coordinate information procurement and distribution in connection with the acquisition, financing, and disposition of assets, including due diligence documentation.
- Monitor asset compliance with loan documents and reporting requirements.
- Compose written and graphical summaries and memoranda regarding potential investment projects for internal and external presentation.
- Track job cost against budget and report to management on projected savings or overruns.
- Provide oversight to operations teams for occupancy and leasing of assets.
- Review monthly and weekly delinquency reports, property income statements, rent rolls, balance sheets, other financial statements, and annual budget forecasts.
- Coordinate with internal Accounting Team and third-party partners to ensure timely and accurate reporting.
- Review and analyze asset budgets to help provide quarterly forecasting updates.
- Review and approve all types of asset-based cash management activities, including but not limited to: reserve draw requests, depository accounts, operations accounts, third-party contracts to maintain assets, etc.
- Review and monitor monthly and quarterly cash distributions and collection of asset and construction management fees.
- Complete quarterly portfolio valuations, including summary of recent BOV’s and sale comparatives.
- Prepare quarterly market updates, including micro and macroeconomic data, submarket performance trends, and competitive property performance.
- Any other duties as assigned or directed.
WHAT YOU WILL NEED TO SUCCEED:
- Strong interpersonal skills with the ability to interact and relate effectively, productively, and positively with other Associates.
- Ability to work independently with minimal supervision.
- Exceptional verbal and written communication skills, organizational, and time management skills.
- Knowledge of the key financial concepts and metrics as they relate to the multi-family real
- Estate industry, including capitalization rates, internal rates of return, cash-on-cash returns and others.
- Understanding economic indicators as they relate to valuing multi-family real estate.
- Proficiency in Microsoft Excel, Word, Outlook, and Project is required.
- Ability to work a schedule during normal work hours and that may be other than Monday-Friday, 8-5. Work in excess of 40 hours per week is likely.
- Consistent, regular and in person attendance during assigned hours at the workplace are required
